I’m looking for a new flatmate (female, preferably late 30s / early 40s) to join in a two bed, first floor flat share, directly between Brixton and Herne Hill. The room is available from 1st February.

The room
The room available is a large double, located at back of the flat, overlooking neighbours’ garden. The room comes with a double bed, mattress, and wardrobe (plus potential to buy other furniture from existing housemate if interested).

The flat
The flat itself is a 2 bed, on the first floor, with friendly neighbours. It has a large living / dining space with lots of natural light, dining table, desk, and two sofas. There is a separate kitchen with dishwasher and washing machine; a bathroom with shower, bath and good storage; a hallway for coats and shoes; and a decent sized garage for storage behind the property.

Location
Amazing location! 10-minute walk to Brixton (Victoria line and Southeastern) and Herne Hill (Thameslink and Southeastern), as well as 5-minutes to Brockwell Park and 10-minutes to Brockwell Lido.

The flat is within walking distance of a good sized Sainsburys (9-mins), a newly refurbished M&S Foodhall (12-mins) plus Brixton Village (8-mins) and Herne Hill Farmer’s Market (11-mins) on Sundays. The road itself is home to multiple coffee shops, wine bar, craft beer shop and much more!

Current and prospective flatmate
I’m Helen, I’m 36, and work in finance and fundraising for a global health advocacy charity. I tend to be in the office 3 days a week and WFH the other 2. During the week, I enjoy being at home in the evenings - cooking, watching TV etc., but am also out regularly too at my local community gym, choir, seeing friends etc.

I’d love to share the space with someone likeminded, with similar and/or complementary routine & habits, who has their own thing going on, but is also up for making a house a home - and hopefully becoming more of a friend than a flatmate. I’m also looking for someone who is house proud like me i. e., can keep and prefers things clean & tidy, and enjoys coming home to a calm and homely space.

Rent, bills, tenancy etc.
* The rent is £925 per month;
* Bills are separate and come to ca. £150 a month;
* No agent; we communicate directly with the landlord who is responsive and accommodating;
* No deposit required.

The tenancy is for 12 months with a 6 month break clause, moving to a rolling contract thereafter.
