2 lovely rooms in Highbury

Hey everyone! I’m looking for gals to fill two rooms in my flat as my current flatmates are sadly moving out

The house is cosy and split over two levels with living room and kitchen on the ground level and the bedrooms and bathroom on the first floor. We have a wonderful patio / garden which is a sun trap in summer. It has a small raised bed for a few plants and plenty of space for potted plants, plus an outdoor clothes line. The kitchen is spacious with lots of cupboard space, a dishwasher and washing machine. The living room has space for a desk if either person moving in works from home. Unusually for London, there are also several built in closets for additional storage space.

The two rooms available are both doubles and similar in size. They come furnished with the bed/mattress, a wardrobe and chest of drawers. Both rooms are super light and airy with large windows.

Super close to transport links with both Arsenal station and Drayton Park (Great Northern train) a 5min walk away and 10-15min walk to both Finsbury Park and Highbury & Islington stations, plus several bus routes within approx. 10min walk.
For green spaces, we’re a 10-15 minute walk from Highbury Fields and Clissold Park. We’re within easy distance of Highbury high street, Stoke Newington, Islington / Angel, and the bigger shops along Holloway Road.

Rent for both rooms is £1,167.50. There is no deposit as we are part of a No Deposit Option Agreement. Bills typically come to around £150 per month per person and this includes electricity, water, gas, wifi, and council tax (Band D). Move in date is 12th December for both rooms, but can be flexible if you are looking for something slightly earlier or later in the month

I’m a 28yo structural engineer working in North London on historic buildings. In my free time, I love hiking, exploring London and the UK (especially museums and historic houses), knitting, and reading. I’m not a party person but love a good chat in the kitchen (or garden) in the evenings, dinner with friends, or a wander to a local park. I’ve lived in this house for nearly two years and love both the house and the area so much 😊
