The Property

A bold and beautiful king-sized, en-suite room in a spacious, characterful and extremely comfortable garden flat in the heart of Highbury and Islington. The property now occupies what was once the old coach house of an imposing 1845 family home. It is a two-bedroom flat, with one other permanent resident.

The property has access to an oasis of a garden, that has to be seen to be believed this close to the city centre. The garden is partially shared with the other flats in the building, although the patio and barbeque areas are private to this property. All of the neighbours are very friendly and considerate.

The Flatmate

The only other permanent resident is a friendly early thirties charity professional, who works partly from home in a study room at the back of the property, adjoining the garden. They have been living in the flat for over 5 years now, and are a night owl who enjoys entertaining friends at home, hosting BBQs, dinners, book clubs etc, so you’ll probably enjoy living here more if you’re on the sociable side.

The Area

The area is one of London's absolute gems - sitting at the connecting point of Islington, Highbury, Holloway and Canonbury. The flat is a 5 minute walk from Highbury Fields, a quiet neighbourhood park that also houses a cafe, tennis courts, gym and swimming pool. The much larger Clissold Park (it has, among other things, coffee shops, splash parks, a petting zoo and some very pretty large ponds) is also a 20 minute walk away, on the bustling brunch-hub of Stoke Newington Church Street. 2 minutes further and you're exploring the stunning urban Woodbury Wetlands nature reserve.

Highbury Grove is easy walking distance to countless coffee shops, pubs, bars, cinemas, comedy clubs, theatres, music venues, parks, recreation centres, sports grounds etc. to suit all tastes, and some of London's finest cuisine is right on the doorstep. Trullo and Prawn on the Lawn are literally a 2 minute walk, while Upper Street and its offshoots are full of restaurants often found on recommendation lists of the city's top foodie spots. Islington is a great area for all kinds of shopping - from the quirky to the couture - and there are plenty of supermarkets, independent food stores, and weekend produce markets to choose from nearby.

Transport options are easy and plentiful, with buses running regularly in every direction from yards outside the front door, and Highbury & Islington station is a 6 minute walk away. This serves the Victoria Line, London Overground and National Rail services.
