A Private Single Room In A Flat. Read Properly!

 *Please only reply if you have carefully read the advert and are genuinely interested. I do not have time to reply to time wasters and will not do so!*

A private single room, for a long-term let (no exceptions), in a flat which has a shared bathroom and kitchen.

Situated in a pleasant part of Central London, close to two tube stations. I am looking for an intelligent, polite and respectful person.
*THIS IS FOR A FEMALE LODGER (there is an explanation below). No exceptions, if you ignore this, you will not receive a reply!*

The rent for this area would normally be at least £800 per calendar month, but I am asking for a lower rent because as a part of the lodging agreement, you would be required to keep the flat clean, as I am unable to do this.

This is for a minimum term of 12 months. There is no maximum term.

*There is no parking space for cars or bicycles. Not suitable for pets.*

This would be a lodging agreement, not a tenancy or sub tenancy, because I also live in the flat. We would both sign a lodging agreement (provided by SpareRoom).

*A viewing can only take place after I have personally met you (no video calls or What's App, etc.). We can then meet for a drink at a local pub, answer each other's questions and see if we get along etc. and then take it from there.*

*I do not use WhatsApp or send text messages, and I do not have any photos/pictures. Please do not waste my time by asking for any of these.*

Please tell me as much about yourself as possible, including YOUR AGE. This is essential as I do not have time for a long email ping-pong with you.

I do not communicate with third parties, e. g., friends or relatives of "people who are interested", or people traffickers, etc.

*This is for a FEMALE LODGER, because I have previously shared accommodation with men and had some very bad experiences. No exceptions!*
