We are looking for a new housemate to join us in our beautiful, creative, wellbeing & healthy living house (Honor Oak Park, SE23, 3min walk from station).
We'd love you to join us if you are a full-time working single professional (preferably No WFH), minimum 25 years old. Room has become available as our housemate decided to move closer to work.
We'd prefer a female housemate to maintain a more balanced household dynamic.

We are currently arranging viewings from Sun, 10th November and looking to confirm our new housemate as soon as possible.

Please tell us a bit more about yourself, your interests, age, what you do for work, why you are looking for a new home and we will take it from there to arrange a viewing. ABOUT YOU:
We have been creating a homely environment, not just a house we all live in. We would like to live with someone who is:
- Minimum age 25
- Single professional female with guaranteed full-time work, (we'd prefer if you didn't work from home, thank you) and happy to commute from Honor Oak Park
- We'd prefer a female housemate to maintain a more balanced household dynamic.
- Someone who doesn't work late/night shifts as we like to have a peaceful house after 11pm to get a good night sleep and someone who doesn't get up before 7am
- Easy to get on with, social, (no couples please, no pets please).
- Practical, cleans up after themselves and appreciates co-creating a cosy, peaceful home
- Good sense of humour and open communication
- Interest in healthy & creative living: yoga, cycling, swimming, art, culture, music, dance, film etc preferred
- If you cycle or have a car: we have a big garden with a shed (great for bike storage) and there is free parking on the street if you have a car.

ABOUT THE ROOM, PAYMENTS, BILLS:
- Tenancy start date: from 23 Sept onwards
- Move in date: 23 Sept onwards.
- Monthly rent: £850
- Security deposit: £850
- Bills: £150-£200 pcm depending on the energy prices at the time (gas, electricity, water, council tax band d, broadband, tv license, garden waste, cleaner every 2 weeks for common areas, some house shared items)
- No agency or any other hidden fees
- Minimum stay: 6 months (we are looking for a long term housemate)
- Notice period 1 month
- Double room with a garden view
- House is on quiet street, room is garden facing towards the train station so trains can be heard from the room.
- Room is furnished: white wardrobe, chest of drawers, small double bed (that can be folded into a sofa), bookshelf, bed side lamp, small & full-length mirror, rug, bin (anything can be moved out if you don't want it).
- Blinds, curtains & lampshade also come with the room
- Room gets direct sunlight in the afternoon
- Wooden, light painted floors
- Room measurements 4.12m x 3.82m = 15.74m² (13'6ft x 12'6f t = 171.36 ft²)

- Sharing with 2 creative & friendly professionals so there would be 3 of us in the house (read more info below)
- Please note there is no living room but a big kitchen with a dining table and we hang out a lot in the garden in the summer.

ABOUT US:
We are a social, relaxed, easy going and peaceful household, all working full time professionals. We have been creating a homely environment, not just a house we all live in. You will be sharing your new home with 2 friendly creative professionals: There will be 3 of us in total including you:
- Seth: works as a wellbeing events organiser & facilitator, musician, DJ
- Ziggy: works as a bike shop manager
- New housemate: could it be you?

OTHER REQUIREMENTS:
- Proof of guaranteed full time work (e. g confirmation letter from current job)
- ID (passport or driving license)
- Proof of current address (e. g utility bill)

ABOUT THE HOUSE:
- House is on a quiet street, very close to Honor Oak Park station and also to Crofton Park rail station.
- Fully equipped kitchen
- Charcoal water filter system for drinking water
- Bathroom (bathtub, shower, toilet, sink)
- Extra toilet (toilet, sink)
- Dining table in the kitchen where we like to socialise
- Please note there is no living room: kitchen & garden are our social areas.
- Large garden with shed (great for bike storage)
- We have 2x hammock stands and hammocks
- Small table & chairs in the garden
- Fire pit and BBQ tools
- Free parking on the street
- Cleaning: all communal areas are cleaned every other week.
- Laundry drying racks are in the upstairs landing or when the weather is nice, we dry laundry in the garden.
- Use of shower has never been an issue as some of us shower in the gym, have different shower schedules so there's never a queue for bathroom.

LOCATION, AREA, TRANSPORT:
Honor Oak has fantastic transport links and is a lovely area to live in!
-3 minutes walk from the Honor Oak Park station (overground)
- Brilliant transport links to Central London, (easy connection to Jubilee line at Canada Water and trains to London Bridge from Honor Oak Park Station, easy access to Brockley, Dulwich, Peckham, New Cross, Catford, Lewisham etc.)
- Shops and restaurants nearby: Sainsbury's local, pizza, tapas, Mediterranean restaurants, bicycle shop, lovely coffee shops, bakery, dry cleaners, wellness rooms etc,
- Lots of greenery and parks nearby: One Tree Hill, Blythe Hill Fields, Garthorne Road Nature Reserve, Peckam Rye, Dulwich Park and many more!
