Hello! 🌻

I am looking for a new housemate to move into the second room in a large 2 bed flat 5 minutes from Honor Oak Park station, as my current housemate is moving out to start a family!

🛏 About the room:
The room is fairly large and unfurnished (the previous housemate is happy to leave a chest of drawers and a wardrobe behind should you want them). There is enough space for a double bed and a desk as well to fit comfortably. The current housemate has a large dressing table and a king size bed at present and isn't struggling for space.
Pictures will be added to the ad shortly - as my previous housemate is packing it's tough to take suitable photos!

🏠About the flat:
The flat is on the top floor of the building, has a large kitchen and living room, and a medium sized bathroom with a bathtub. There will be space for furniture to be added in the shared spaces - notably the living room, but it won't be empty without it either. We can access the eves so there is a lot of storage available too.
The living room is quite flexible, if you need space to work from home this can be a good space to set up a home office if you need one.
The kitchen is equipped with the expected hob/over/fridge freezer/etc, and we also have a washer-dryer and I contribute my own espresso coffee machine and air fryer.

Bills come to £180 per person a month roughly (including gas/electricity, water, council tax and internet).
The flat is managed by an agency who will perform reference checks, including regarding income (£32k per annum is the minimum sandard I believe) and is generally quite responsive when it comes to any repair/maintenance request or issue.
There is free parking on the street.

🐱 About the housemate (me) and the cat:
I'm a professional currently working in games (TCGs), I identify as gender fluid (she/they). I'm a big fan of cinema and horror, and I enjoy roller skating and learning new languages in my free time. As a housemate, I try to keep mostly quiet, but I prefer to live with people I can have a chat with occasionally. I'm not home a lot these days, but I would say I'm fairly clean, though I'm sure many people say that on here, so happy to discuss that in details during visits.

The cat is a long-haired calico called Magic, she is 7 years old and generally shy with new people, she will probably take a couple of months to get fully comfortable with the new person (and spends most of her time in my room), but after that she is very food motivated and will roll around to try and seduce you.

🌻 What I'm looking for:
As stated above, the agency will perform a reference check - which includes a minimum income check (£32,000 per annum).
My priority when sharing a living space is to be able to discuss openly any issues. I want to live a peaceful life, and my rule of thumb is that if there is something that I do that bothers you, please tell me as if I'm do it I probably don't know that it annoys you, and I will be mortified and will make sure to address it. I'm hoping for a housemate with a similar approach. Another thing is obviously, please be nice to the cat. She is fully my responsibility including when I am away, so I don't expect housemates to take care of her unless they want to, but I want someone who is at least indifferent (anything else is a plus, not a requirement).

Otherwise, I would prefer a queer person or a woman, but I'm open to all genders providing that we align on living styles. Similarly, I am veganish and would also prefer someone veggie if possible but this is not a deal breaker either.

I'm happy to arrange visits and calls to discuss the room and living compatibility!
