Room in beautiful house in Honor Oak

Hello, I am very sadly moving out and we’re looking for a replacement to take my room in a beautiful house in Honor Oak with three lovely housemates and a fluffy orange cat!

We’re looking for someone who can join the contract for 3 January, but there is the possibility to move in sooner – can be flexible.

🏡 The room/house/housemates

The house has 4 bedrooms, and the available room is on the top floor, sharing a large bathroom with one other person.
It comes furnished with a double bed, chest of drawers, small drawers, standing lamp and storage chest. There is also a bedside table which I am happy to leave if you want it.

The room has tons of natural light, and plenty of storage space with two cupboards leading into the attic. There are some extra cupboards in a box room, which you can use for additional hanging space and storage.

The house is really big, it never feels crowded, even if everyone is home! There is a very spacious open plan dining/living room, a good-sized kitchen and a garden.

You’d be living with three wonderful, kind and funny women aged 28-32 – Andreana, Nadia (both clinical psychologists), Mariam (working in law and policy). We all genuinely get on and enjoy hanging out, alongside having our own busy lives!

The fifth housemate is Ody the cat, who is so cute and silly, and really makes the house feel like a home. He is super well behaved and shy at first but very loving! You don’t have to love cats to live here but it helps 🐈

The vibes are very relaxed, and although we have people round for dinner or the occasional birthday party, we’re looking for someone who also wants a cozy, homely house and would take care of the space.

🌳🚆 The area/transport links

We’re a few streets away from Honor Oak Park, a cute high street with coffee shops, restaurants and a small Sainsbury’s which is very useful! Brockley is a 10 minute walk away, with tons of brunch and coffee places, independent shops, wine bars and the like.

Loads of green spaces nearby, we’re close to Blythe Hill, Hilly Fields and Peckham Rye. It’s a really lovely area and we always feel really safe.

The house is a 5 min walk from Honor Oak Park station, which is well connected via the overground (Windrush line). You can get to the Elizabeth line via Whitechapel and the Jubilee line via Canada Water in 15-20 minutes, and regular trains go to London Bridge in 20 mins.

We’re also a 10 min walk from Crofton Park station which has direct trains to Kings Cross, Blackfriars and Farringdon, and there are loads of buses at the end of the road going into central or Brixton/Dulwich/Lewisham.

💵 Bills/admin

Rent is £865 per month and bills come to approx. £130 (including gas/electric, water, council tax, wifi). We each take charge of one bill and work it out via splitwise monthly – you’d be taking over the wifi bill. We do an occasional bulk order for things like toilet roll and kitchen foil, so all that is also worked out communally. There is also a £807.75 deposit at the start of the tenancy. Council Tax band D.

The property is managed by an agency and we’ve never had any issues with either the agency or the landlord. They have always been very responsive and if we have any issues or repairs, they get dealt with very quickly.
