Room to rent in 2-bedroom Hornsey flat

I am looking for a flatmate to take the main bedroom in my flat, as my lovely housemate is leaving London.

No couples.

Must be clean, respectful and easy-going.

I have lived in the home between 2018 and 2021 and now again since 2024 and love it dearly. The landlord and property managers are easy to deal with and accommodating. The flat is well-maintained and spacious. There is a large, light-filled living room with high ceilings at the front of the house and a modern kitchen and dining room at the back with bedrooms and the bathroom in the middle.

I am an Austalian who has been living in London on and off since 2017 with no current plans to leave the city or the flat. I am very clean but not pedantic. I am also very social but appreciate lots of alone time.

The available bedroom is spacious with high ceilings and has a view of Ally Pally. It has a wardrobe and a small side table.

The flat has a bus stop on its doorstep. It's one less than 10 minutes bus to Turnpike Lane and another 15 miutes bus to Finsbury Park. It's a short walk to Crouch End broadway and has many nearby green spaces including priory park, alexandra palace and queens woods.

The full rent is 2,050gbp per month with the larger room paying a slightly higher portion. Bills are not included. Council tax is 206gbp per month total and other bills amount to around 100gbp. (My aussie keyboard doesn't have the pound sign! These figures are all in pounds). A deposit will be required however I am yet to negotiate this with the property manager. Open to negotiation on price within reason.
