Description

First viewings will be held on Wednesday 28th Oct

The Location:
The flat is in Macbeth House on the Arden Estate in Hoxton, N1. It’s just a few seconds walk from Hoxton Street and Pitfield Street with their bars, restaurants, galleries, theatres, cinema and weekly open-air market. It’s also very convenient for daily life with a recently opened large supermarket (Lidl), pharmacy, medical centre, public library and more on those roads. Shoreditch Park is also just a stone’s throw away, in which is the Brittania Leisure Centre with a modern gym, swimming pool, steam and sauna room and yoga studios. We are also right next to the beautiful Regent’s Canal for walking & running (from the flat to Victoria Park and back on the canal is a perfect 10k loop). Directly outside the flat is a cycle hangar you can have access to if you use a bike. For transport the closest tube station is Old Street (Northern line, 2 stops from Kings Cross) or Hoxton Overground (Weaver line). We’re also a couple minute’s walk from Kingsland High Street with many bus routes. Despite being so central, the immediate area around the flat is quiet and peaceful.

The flat itself:
This is a recently renovated and furnished ex-council flat in a well designed and maintained 1950s block. It’s spacious, airy and light with a big living room/kitchen, separated bathroom/toilet and a large south facing balcony coming off the living room. The kitchen is fully equipped with washing machine, oven, hob, separate fridge and freezer, microwave and a dishwasher. You also have a dedicated cupboard for your food. We have fast internet (2GB/s), a decent TV, brand new boiler and a fortnightly (lovely) cleaner. The immediate neighbors are also friendly!

You are welcome to use the entire flat and its contents as your own. I like to have a friend over for dinner/stay over occasionally and you’re welcome to do the same. I like animals though have no pets at present. If you come with a cat they are welcome too, though no dogs I’m afraid.

The room:
The room is very spacious (15m2) with a big south-facing window (with curtains) that opens fully. Alongside a double bed and floor-ceiling storage it has a desk with screen and its own dedicated wired internet connection and router. There is plenty of further space if you would like to pesonalise with some of your own furniture or I am happy to arrange for a small sofa/armchair etc. to suit your preferences! I have a car and can lend a hand moving you in if that’s useful to you.

About me:
Over the last couple of years I have changed careers and now work in the UK Film industry as a prop-maker (so I’m fairly handy). When I am working I tend to be out of the house early and back quite late – often spending a few nights away during the week as well. I am currently on a job and this is likely my pattern for the duration of your stay. When I am home though I like to cook and consider making an evening meal an enjoyable treat when there is the time! I enjoy running and rock climbing. I’m quite outdoorsy and am often away camping and hiking (again, when there is time!).

Rates:
The rate is monthly at £1200/month including bills. If you would like to discuss a bills-separated fee I’m happy to, we have a smart meter and can watch energy use in real time if that floats your boat – (I’m a former energy policy advisor and do find that all annoyingly interesting) but I think it might work out more expensive for you! Ideally I am looking for someone who can rent the room at approximately 2-3 months at a time – though happy to discuss your dates and be flexible. The rent is paid in advance and the security deposit is £400.

If you have read this far and are interested it would be great to hear from you. Bonus points to anyone who says 'potatoes' in their opening sentence as evidence you've read all the details!

Cheers,

Luke
