Hiya!

We are Gigi and Hiba and we are currently looking for someone new to join our flat in Kennington.

We have a spacious double room available - ideal for a couple but also perfect for one friendly person who is after a proper home rather than just a room!

🛏️ The room itself
A big double with built in storage (two wardrobes either side of the bed with cupboards above), furnished and super easy to personalise.

🏡 The flat
Split over two floors with an open plan kitchen / living room and private garden / patio (a dream in the summertime). It traps heat really well in winter, so it’s always warm and snug. You’ll be sharing a bathroom, but everyone’s tidy and respectful so it’s never been an issue.

This is a total girl’s flat and we are really investing time and effort into making it the london girly sex-and-the-city flat of our dreams so you’d be coming into a space in the process of a ginormous glow up and we welcome any opportunity for you to put your stamp on the space!

As stated earlier, we are Gigi and Hiba - just two gals in their 20s who met at their workplace and became friends! We are both considerate, clean and very easy-going.

Our flat feels genuinely homely - we love a good goss with some wine and some friends or a cozy evening in watching a movie but we are also very respectful of each others space and non-verbal time. It’s a calm, welcoming home and we are really hoping to find someone who’ll add to that energy!

📍 location location location
We are at the very edge of Kennington (elephant and castle side) with just a 5 minute walk to both Kennington tube station and elephant and castle tube station!

We’re surrounded by cute little cafes, there’s a book shop next door, and we are a short walk from 2 small supermarkets and 2 slightly bigger ones! (There’s also some BANGING pubs nearby).

💸 The extremely boring grown up details
Rent: £1300 pcm (can be shared between two people if you are a couple)

We are kindly asking for a small holding deposit of £100 once we offer, only to protect all of us in the process, but this will come out of the main security deposit (so isn’t any extra cost)

Full security deposit: £1750 (£1650 after holding deposit)

Move-in: By 1st February latest but available any time from now.

Bills: Not included but come to around £75-£100 extra (depending on time of year).

Council tax band: D

It’s worth mentioning that we have the loveliest landlord we’ve both ever come across - he is very communicative and patient with us.
