Room for couple + WFH Office / Kennington / £500pp

I’m looking for a friendly, clean, and relaxed couple to take over the large double bedroom in my three-bed maisonette in Forsyth Gardens, Kennington. The current couple I live with is moving out after a great run, and I am looking for their replacements to join the tenancy.

Financials:

Rent for the couple: £1,000 per month total (£500 per person).
My Share: £595 per month.
Deposit: £0 (No deposit required by the landlord).
Bills (Cleaner Included): Approx. £120 per person per month. This is a flat rate that fully covers all standard utilities (council tax, water, Wi-Fi) including the cost of a fortnightly professional cleaner (£50/visit) for the communal areas. Electricity is the only extra, which is on a top-up meter and handled together as we go. All utilities are split equally three ways.

I would consider living with a solo tenant for whom exclusive use of the home office would be useful. In this arrangement, the rent would be £945, and I would pay £650.

Move-in Date:
Available from 1st November

The Flat & Layout:

The flat is a spacious, well laid-out local authority property right by Kennington Park.

Downstairs has the living area and kitchen, while upstairs has two double bedrooms and a shared bathroom.

There is also a small third bedroom/box room. This room serves as a dedicated WFH office and storage space entirely separate from the living area. There is space for a desk overlooking the square (the previous flatmate was an illustrator who successfully ran her freelance work from here!).

The couple will have full use of the workspace and one of the large wardrobes in this room. I retain the second wardrobe for clothes storage, and may very occasionally need to use the desk for a Zoom call.

It’s an ideal setup if one or both of you work from home.

About Me / Vibe:

You’ll be sharing with just me. I’ve lived here a while and love the area. I'm a theatre director and dramaturg, and work full-time at a major London theatre, so I’m usually out during the day and often out in the evenings and at weekends, too. Completely used to living with a couple, so I'm keen to keep that same three-person dynamic going. I'm looking for a new couple who treat the flat as a home, keep communal spaces clean, and are easy-going and up for the occasional bottle of wine or Sunday lunch out.

The landlord is independent and very relaxed, and handles the property directly without a letting agent, so things are very straightforward.

Location:

Forsyth Gardens, Kennington (Zone 2). Amazing transport links with Kennington tube station (Northern Line) and plenty of buses nearby. Great parks, pubs, and supermarkets are all within short walking distance.
