If you’re a late twenties, to mid thirties cool gent then we want you to live in our house! Here’s the deal:

It’s a townhouse in Kennington, 4m 32s from Kennington tube and 8m 12s from Vauxhall. Also in easy walking distance are Oval, Elephant & Castle and Waterloo. You can hear Big Ben when it strikes and the crowd cheer when a 6 is scored. Nice.

The room is on the ground floor, Its 12 feet x 9 feet 6”, has a double bed, wardrobe and chest of drawers thrown in. Window faces on to the delights of Methley St.

We've got loads of space in the house and it’s all fully furnished with some epic gear - dining room, living room, massive kitchen, utility room, 4 bedrooms (plus a spare one for guests), 2 bathrooms, an extra toilet, awesome garden with an oft utilized BBQ (if you've never had a barbecued fry up then you frankly haven’t lived) and an unbelievably phenomenal greenhouse.

The rent for the room is £652. 43 precisely per month, plus bills which are divided equally. Bills include services (electricity, gas, water, council tax, Sky, internet, phone, Consuela el cleaner, The Sunday Times subscription) and all food and drink. We generally budget for £300 for these bills per person per month. (Lambeth has one of the highest council taxes in London, and Ocado is worth it!)

The room is available from Saturday the 12th July. Unfortunately, due to unforeseen circumstances requiring our new housemate to pull out we are restarting the search so close to the date.

The bond is £780, plus a £120 fee to reference you and put your name on the tenancy agreement.

You’ll be sharing with 3 professionals, Breck (Aus), Fiona (UK) and Jen (FR/SA/AUS). We generally hang out a lot and cook delicious stuff because we’re reasonably financially solvent and don’t have kids/proper grown up commitments. If you like to hang out in your room and put blue dye in your milk to make sure no one else drinks it, then you’re reading the wrong ad! It’s treated very much like a family home.

If you are a normal, interesting person, without any scary hidden character traits, then we absolutely want to hear from you! Oh, and did we mention that we have a fridge solely for the storage or beer and NZ sauvignon blanc?
