Master bedroom/ most bills included

The master bedroom is available from the 1st December 2024 and is a good sized bedroom which has great light during the day ... with a shower en-suite ( with good water pressure for London ) ... the room can be furnished or unfurnished depending on what you want .... however there is currently a double bed futon and some clothing storage in there if needed … if not needed it’s then up to you to decorate with your own bed/wardrobe/ bedding / towels ...
This is a very clean and well kept flat with the usual mod cons (washing machine/ oven/ fridge/ microwave )

Most bills are included in the rent amount ( see end of ad )

Very close to Kilburn Park Tube (5min walk)
Queen’s Park high street and tube (5 min walk)
Kilburn High street / Kilburn train station (7 - 10 min walk) .
Eg: takes 7mins on tube to Paddington
Takes 20- 25 mins on tube to get to Oxford Circus

I am looking for flat mate who knows how to live with another person and will actually clean and tidy up after themselves (good personal hygiene ie: washes their hands ... showers at least once a day , uses deodorant. … is essential 😉) someone who is nice , honest, responsible, considerate and trust worthy , who will be respectful of my privacy and belongings , basically a good person who actually has and understands what common sense and decency is 😊 …. someone who is wanting a peaceful and safe “home” versus just somewhere to sleep … would be nice to have someone who enjoys hanging out occasionally and sharing a meal but not necessary... a good sense of humour would be a bonus 🙃

This is definitely not a party /loud place as I enjoy my peace and quiet and privacy too much
Due to my job I have zero tolerance for anyone who does drugs or is into heavy drinking

I am looking for someone who is looking for a long term residency ( 12 months or more) and yes proof of ID / employment / work references are required ... because I have found out that people lie a lot

About me : I am a Kiwi ( with a mild house plant addiction🪴 😁) who has lived and worked all over the world thanks to a former career in the fashion / film/ music industry ... I have been living here for over 10 years now and am generally a quiet , calm, tidy, clean and considerate person who is very respectful of other’s privacy and belongings .

I am looking for a flat mate who will always pay their rent on time and pay for their share of household bills/ utilities promptly ... (and not throw moody tantrums like a spoiled toddler) … y'know like a real adult 😉

I know a lot of people now WFH but I would prefer someone who doesn’t work full time at home …. as I’ve tried it and didn’t like it …. plus the internet here is great for tv/ basic entertainment not so much for high usage ... ( current flat mate bought his own internet box from EE for his room)
I also really don't enjoy having to constantly explain that leaving various items and lights switched on all the time raises the electricity bill by a lot …

The security deposit and rent are non negotiable ( I'm not the landlord ) ... and most of the monthly bills and utilities are included in the rent price
( except for gas and electricity and water )
Sky / Broadband/ Council tax / TV licence / Prime/ Netflix/ Disney/ Heating

Gas and Electricity and Water are also paid monthly (and are on a meter) and the bill varies on usage... combined cost is currently approx £20 - £35 per person per month ... please note this cost is with no one working from home .. obviously if you do work from home the electricity usage will go up and you will be expected to pay the difference of usage/cost ….
