The bedroom is a really good size (for London ) and is airy and sunny most of the year ... there is enough room to fit a work desk (if you have one) and chair ...
the shower en-suite has great water pressure ...
the furniture in the room can be rearranged to suit personal needs ... and can be FURNISHED ( bedding / pillows/ towels etc are not included) or UNFURNISHED depending on what you want ....
there is currently a double bed futon with wooden base (great for back problems) and some clothing storage/ small clothes rack if needed …
if furniture is not needed or wanted it’s then up to you to decorate with your own bed/wardrobe/pillows/ bedding / towels etc ...
And no ... I won't buy you a new bed or wardrobe or buy you new bedding or towels ...
nor will the landlord buy you new things ... as the flat was rented to me as UNFURNISHED ...
This is a very clean and well kept flat with the usual white goods : washing machine /oven /
fridge and microwave all in great condition
Most bills are included in the rent amount ( see end of ad )

Very close to Kilburn Park Tube (5min walk)
Queen’s Park high street and tube (5 min walk)
Kilburn High street / Kilburn train station (7 - 10 min walk) .
Eg: takes 7 mins to Paddington
Takes 20 mins to Oxford Circus
Close to both Kilburn High Street and Queens Park for shopping /groceries / banks / gyms and cafes / parks
I was very lucky to have had a truly awesome French flat mate for years and he is now one of my closest friends ... unfortunately since he moved out ... I have dealt with two absolute nightmare flatmates with "issues" ....
this is a scenario me and the police / the anti fraud squad and immigration would greatly like to avoid happening again 😬😁
I am looking for a mentally and emotionally intelligent ADULT who knows how to live respectfully and comfortably with another person and who will actually clean and tidy up after themselves (good personal hygiene ie: washes their hands ... showers at least once a day , uses deodorant. … is essential 😉)
someone who is HONEST, responsible, considerate and trust worthy , who will be respectful of my privacy and belongings , basically a good person who actually has and understands what common sense and decency and integrity is ...
This is a drama free , peaceful and SAFE “home” versus just somewhere to sleep … would be nice to have someone who enjoys hanging out occasionally and sharing a meal but not necessary... a good sense of humour would be a bonus 🙃
This is definitely NOT a party /loud place nor is it a crash pad for “friends” to use ... and it's absolutely NOT free holiday accommodation for friends or family members for days or weeks or months at a time …. I am open to a friend or partner staying for a couple days every now or then ... just not on a weekly basis

I am looking for someone who is looking for a long term residency ( 12 months or more) and yes proof of ID /proof of employment / a current UK bank account / work visas are required ...
About me : I am a Kiwi ( with a mild house plant addiction🪴 😁) who has lived and worked all over the world... I have been living in this flat for years and am a quiet , calm, trustworthy , tidy, clean and considerate person who is very respectful of someone else’s privacy and belongings .
I am looking for a flat mate who lives on the same level (someone who has NO criminal record or outstanding warrants 😁👍🏼)
I am NOT interested in someone who works full time at home ….
As this is a home not an office
and I'm really not interested in being "quiet" during the day / evening ... in my own home ... because someone is working and needs to concentrate or take a call 🙄
the internet (SKY) is great for tv/ basic entertainment not so much for high usage ... (a former flat mate bought his own internet box from EE for his room)
The security deposit and rent are NON NEGOTIABLE
(and if you think they are negotiable ... or don't understand why a security deposit is needed ... this is definitely not the right place for you ) ...
and most of the monthly bills and utilities are included in the rent price :
Sky TV / Broadband/ Council tax / TV licence / hot water and underfloor heating (both are on a meter)
Gas and Electricity are also paid monthly (and are on a meter ) and the bill varies on usage... combined cost of gas and electricity is currently approx £30- £40 per person per month depending on usage ... though as the price of electricity and gas has just gone up again (🤬) this approximation is now probably obsolete ...
please note this cost is with no one working from home .. obviously if you do work from home the electricity usage will go up and you will be expected to pay the difference of usage/cost ….
