Please read the full details before getting in touch! We’re looking for a long-term lodger who would appreciate a very spacious loft room with luxurious finishings, plenty of storage and a beautiful en suite bathroom.

The house is a spacious 4-bedroom home between Wembley and Kingsbury, around a 20-minute walk or 10-minute bus ride from Wembley Park station. It’s a leafy residential part of Wembley, near a lovely country park, but close enough to the buzz of Wembley Stadium and London Designer Outlet.

We take pride in keeping the home clean, comfortable and well cared for. A professional cleaner comes every fortnight for a deep clean, including the lodger’s room and bathroom, so you’ll have that extra perk included.

You’ll be living with a mother and a daughter in her 30s. We’re a quiet, calm and friendly household with a relaxed, slow-paced atmosphere. This is not a party house, but we do enjoy socialising downstairs, watching quiz shows and occasionally sharing a meal together. We also have a young niece and nephew who visit us a couple of times a week.

🛏 Your room
The room is fully furnished and includes:
A large double bed
Plenty of storage
Dressing table
Large TV, which you can connect to your own Netflix and other streaming subscriptions
Your own exclusive-use en suite bathroom with a bathtub

We’re happy to discuss adding a desk if you need one. We are adding a light netting to the windows. (The kid's bed in the photo is being removed, as are other personal items.)

You’ll also have easy access to the washing machine and dryer on the first floor.

The kitchen on the ground floor is shared.

💸 Rent & terms
£1,200 per month including bills
Two months’ rent must be paid upfront
Minimum stay: 3 months (long-term preferred)
Deposit: to be discussed/agreed

🏡 Who we’re looking for
Female preferred as other housemates are female
Comfortable adhering to a strictly halal household
A student or working professional
Clean, considerate and takes pride in her living space
Enjoys peace and quiet
Ideally someone who has rented before and understands the importance of respectful house rules and communication
A good communicator – this will be our first time having a lodger, so this is particularly important to us
Respectful of shared spaces and considerate of others
Comfortable living in a women-only, multigenerational household

We’re looking for someone who will fit naturally into the home and contribute to a warm, respectful atmosphere.

📅 Practical details
Move-in: From early October
Viewings: From mid-September

There will be an informal coffee/chat as part of the process, so we can get to know each other and make sure it feels like a good fit for everyone.
References will be requested.

🌿 The rest of the house
Mum lives on the ground floor and her daughter lives on the first floor
We have a guest room which may potentially become a room for another tenant in the coming months
A recently renovated garden, which we’re currently planting with more flowers and vegetables
A large, naturally lit living room with a dining table, which you’re welcome to use respectfully
A shared kitchen that is halal and veggie, without separate utensils
We have space for one more car in the driveway, subject to agreement

👯‍♀️ A little more about us
We’re open-minded Muslim women of Arab backgrounds who wear hijab, but we’re relaxed about how people choose to practise. We’re not sectarian and have a diverse extended family.

The daughter was born and raised in London and works in the charity sector. She works from home around half the week, and enjoys going to the gym and cooking in the evenings.

The mother is retired, very elegant, and remains active and independent. She is big on having a clean kitchen and spotless living space. Hence the regular cleaner!

We care a lot about our home being a safe, respectful and values-aligned space. Being anti-racist is important to us, as is solidarity with Palestinian liberation, and we’d like to live with someone who shares these values. Ultimately, we want the house to feel easy, supportive and comfortable for everyone.
