Hello! We're Jodie and Nia. We’re looking for a new queer, FLINTA person or couple to move into our 3-storey, 3-bedroom colourful home, with a garden, in Leyton (E10).

Our wonderful friend and housemate Sophia is leaving London to bask in seaside living, so we’re keen to meet potential new housemates ASAP!

We have 3 spacious, ground floor communal rooms: living room with sofabed, corner sofa, armchairs and projector, perfect for snoozes and movie nights; dining room with 6-seater dining table, upright piano and record player, perfect for dinner parties and rehearsals; and open plan kitchen (the heart of the home) with big sofa, coffee table and breakfast bar, perfect for communal cooking and co-working.

We have a big shed in the garden, which offers ample storage space. We have three bathrooms, so we're never fighting over them! One with bath, sink and loo; one with shower, sink and loo

We're looking to live with other queer, FLINTA people in their 30s, who are dedicated to communal living as a lifestyle choice, not a stepping stone. We’re anti-fascist, and want to share our home with people who are community-minded, proactive and politically-engaged.

We love to host! We cook shared meals; host LFC nights (Lesbian Film Club); sunbathe and have BBQs in the summer; huddle around the firepit, cook roasts, and drink wine or tea in the winter; have the odd, mischievous, themed house party for someone’s birthday; host the odd cosy, cheeseboard afters; go to fun and feral queer nights together; play boardgames and cackle; wander around our gorgeous neighbourhood; and generally take care of each other.

We're both neurodivergent (AuDHD) and want our home to feel like a calm, safe place. We deeply care about each other and our community, and expect our new housemate(s) to as well. Equally, we’re good at recognising when someone needs company and when they need to close their door and recharge.

We share our home with three beloved rescue animals: Sima, the 5 year old, mixed breed, golden girl, angel dog; Griff, the 1,000 year old gentleman, tuxedo cat; and Piskie, the 5 year old twinky tabby. They all LOVE attention, and are extraordinarily cute and full of character, so it's essential you adore living with pets! Sadly, this means we cannot accept any other pets.

We really love our home and feel house-proud! We’re mindful of keeping shared spaces feeling clear and welcoming, and spend a lot of time at home, working, resting and socialising. However, we’re both very understanding when it comes to cleaning, and respect that people have different routines, and sometimes illness, disability or overwhelm can get in the way of cleaning rotas, so we prefer to communicate what we’re doing and when, so everyone feels updated. We also have a cleaner who comes every other week to help us with a deep clean.

We're both poly and have partners who come stay sometimes. We'd love to meet your partners/friends/lovers! We appreciate open, clear communication – hanging out is never expected but always appreciated!

We have one bedroom free (pictured) but are open to swapping rooms around for the right fit, depending on everyone's needs and budgets. We believe in splitting things fairly, not necessarily equally.

move in date (end of July/start of August)
room is mostly-furnished - you will need a double mattress
you'll be subletting from us long-term (ideally minimum 1 year but shorter lengths will be considered)
there will be a small holding deposit only (no 1 month deposit!)
rent and bills are paid on the 1st of each month
bills include wifi, water, council tax, gas & electric
no official contract with landlord/agency (we are tenants subletting a room to you; you'll pay rent and bills to me)
we accept benefits - we can chat further about the logistics of claiming at the viewing
we do not require any formal reference systems or documents
ACCESS:
→ there is a low step to get into the front door
→ there is a low step to get from the kitchen into the garden
→ there is no lift access
→ the kitchen, dining room, living room and shower room are on the ground floor and the main bathroom and our bedrooms are up 15 steps on the 1st floor.
→ there is no entry system/intercom

Jodie (she/her), 36
I'm a performer and producer, about to release my debut album into the wild! I sing, play piano, write music and poetry; produce, perform and host cabaret shows; run events, and manage areas and stages at festivals. I love to cook feasts for my loves, listen to jazz in the bath, cuddle my pets, and tart about being a dance floor rascal (whenever I'm not binge-watching crime dramas and eating pizza in bed).

Nia (they/she), 36
I work for a youth charity and run my own ADHD coaching business. I’m equal parts feral and wholesome. I love dancing at queer events and festivals, spending time with friends, and I’m also a nature nerd, so I often disappear off for long walks while enthusiastically pointing at birds! Ask me for my animal facts! I’ve also just invested in a BBQ and am committed to my BBQ Dad summer!
