A large space is available in a shared creative warehouse between Leyton and St James Street. It offers plenty of room to make your own within an established community of artists and creative professionals.

The building brings together people working in photography, filmmaking, jewellery, fashion, screen printing, visual arts, music and food styling. It’s an appealing setting for someone who enjoys being surrounded by creativity while having space to focus on their own projects.

About me:
I’m Dom, an Italian musician and artist, I’ve lived in London for many years and enjoy music, photography, cinema, art and making things.

Who I’m looking for:
Someone creative, perhaps working in film, performance, fashion, photography, design or another quiet creative practice.

I’m looking for a mature, considerate and reliable person who keeps shared areas clean and tidy, respects other people’s space and belongings, and is mindful of noise, especially late at night. Clear communication and a willingness to share responsibility for the space are essential.

The space suits quiet creative work. Activities involving regular banging, noisy machinery, amplified rehearsals or other persistent loud noise wouldn’t be suitable.

The atmosphere:
This is a professional creative community, not a party place or a regular hangout for groups. The atmosphere is friendly, with respect for everyone’s privacy, working hours and need for quiet.

The space:
Its generous size gives you flexibility to arrange your own setup and bring your own character to it. The shared kitchen is currently basic, and I’m happy to discuss possible improvements with the right person.

Between Leyton and St James Street, with everyday essentials, green space and transport nearby:

• Approximately 10 minutes’ walk to Aldi
• Approximately 5 minutes’ walk to the marshes
• Approximately 5 minutes’ walk to Lea Bridge train station

Details:

• £1,200 per calendar month
• One month’s rent upfront
• £1,200 deposit
• Minimum commitment of six months
