Room in modern 2-bed garden flat by Epping Forest

Hello! I'm looking to rent out the spare room in my Edwardian-conversion flat in Leytonstone. I'm looking for shorter-term, e. g. 6 months, or part-time arrangements such as Monday to Friday.

The flat is newly refurbished, with high-spec modern decor and hardwood flooring. The highlight of the flat is a gorgeous, tropical style, southwest-facing garden and patio. It is perfect for coffee, cocktails, BBQs and lazing in the sun!

The shared living room is spacious, with a large TV, cinema surround sound and Sky TV. There is high speed internet and data ports in every room.

The bedroom is a good size, 3.3m x 3.3m. There is plenty of extra storage space in the basement if you need it.

The rent includes all bills, WiFi, Sky TV etc., and a cleaner every 2 weeks.

The flat is very close to Hollow Ponds and Epping Forest, beautiful green spaces to walk or jog or cycle. In case you’re not familiar, Epping Forest is huge - 19 km long south-to-north with woodland, grassland, ponds and rivers. Lots of wildlife. There are also loads of great pubs, cafes and music venues in Leytonstone, and nearby Walthamstow and Wanstead.

Leytonstone tube is 15 mins walk away (Central line 20 mins to Liverpool St). Local convenience stores are 5 mins walk and Tesco superstore 10 mins.

There is residents on-street parking if you have a car. From this area it’s easy to escape to the coast, e. g. Whitstable in 1 hr 15 min.

I am a 45 year old professional gay woman. I generally work 3 days a week from home and 2 in the office. In the evenings and weekends I am often out at the gym or with friends, or working on the garden or some other creative project. I occasionally have friends over for drinks or a BBQ.

I have two young cats, Bear and Jet, who are very cheeky and affectionate, and good company.

In terms of who might be a good fit, the most important thing is you must love cats! It would also probably work best if we don't work from home on the same days/times. However, I can be flexible in terms of length of stay and/or number of days per week. If you are interested in the room then we can have a chat about logistics.
