Spare Room In A House With Garden

We have available now a spare double bedroom on the first floor of an end of terrace house with a large garden in a quiet residential area.

We are 3 professionals (1 single plus a married couple) who have been friends for a very long time, so the house is not necessarily a share, but a home. We like cooking together during the holidays, spending time in the kitchen listening to music, having barbeques in the garden on special occasions, watching movies together, but also do our own thing separately when we have our social batteries depleted.

There is no living room area, but the kitchen is big enough to allow for eating together.

We also have 3 beautiful cats and a few fishies that we share our home with.

The spare double room is a very bright front facing bedroom (S-E), which is honestly the warmest room in the house! It would be suitable for someone that loves light, and maybe houseplants, and also who does not mind sharing the rest of the house with cats.
Since they joined us (abandoned by previous owners) we have not had any mice issues which are typical of garden houses.

All the furnishings in the room are mine (37F), so aside from cupboard and bed, I can remove everything if needed. Bed can also be removed if needed, just not as quickly as smaller items.

We have been living in this home for 5-6 years now, and there are no plans of leaving it anytime soon.

In regards to utility bills, there is gas, electricity, water, council tax and fibre broadband, these are additional to the monthly rent.
