Ensuite room in Leytonstone

Hi all, we're leaving our beautiful big double bedroom by the 24th of July (could move in a couple of days earlier if needed), so we're looking for someone to take over it.

The Room
The room is in the loft and covers the whole floor space of the house so it is a big room, easy to split into a living/study space if WFH (as we've done ourselves!). It comes furnished with a double bed, a chest of drawers, and we can re-set up two wardrobes and a desk that the room came with. We dissembled them and stored them away because we had our own storage space/desk, but if you need them, we can assemble them again. Bear in mind that the room does not include any other furniture, including the sofa, carpet, TV, TV stand, coffee table or the white chest of drawers, as it's all ours. However, if you're interested in buying some of these items (e. g. sofa, TV stand and coffee table specifically, our own desk), we'd be happy to sell them, as I think we already did a good job setting up that living space.

As for the rest of the room, it's also got a Juliet-style balcony which looks over the green back gardens of Leytonstone and gets all the afternoon sun. It has an ensuite bathroom on your own landing
with shower.

Cost/Details
-The rent is £1,100 for a single person or £1,400 for a couple a month which includes all bills paid by the landlord except for internet, which we sort and is currently £9 a month.
-Available from the 24th July, but can sort out moving in a couple of days earlier.
- Contract length is 6 months with the option to renew/roll (to discuss with landlord)
- Deposit is one months rent.
- We each rent directly from the landlord, this is their family home. They are nice and quite hands off but will fix any issues that arise.
- No pets, sorry!

The House
The house is a lovely old 3 storey house with lots of original futures - fireplace, floorboards, high ceilings etc.

It has a living room, big kitchen and dining area and a garden!! It is furnished but feel free to bring furniture as there is space. Kitchen has everything you need. Including your own fridge.

The Flatmates
You would be living with our two flatmates, Lauren (31) and one other woman (30). Both work Mon - Fri.
Amanda has lived here for 4 years and Lauren's lived here for 3 years.

The vibe is chilled, not a party house but welcome to have friends over from time to time. Everyone is quite independent
and has their own thing going on but occasionally go out to events, dinner or for a few drinks together. They're also not opposed to a movie night!

The Area
Leytonstone on the central line is a 7 min walk away. The Heathcote, Northcote and Fillybrook pubs are within less than a 5 min walk. ‘Leyton Village’ (Francis Road) is at the end of the road with all your coffee, cake, fruit needs.

Viewings
This is a no judgement household and welcome to all.

We are looking for someone of a similar age to take over the room. Please message me with a bit about yourself - age, what you do for a living, experience of house sharing, etc. I'll be arranging the room viewings, but if all's good, you'll then have a quick call with Amanda and Lauren so they get to know you and see if you guys would be a good match.

We are doing viewings from today 7th July. Just bear in mind my partner and I are still living in the room, but it'll all be tidy and ready to cause a good impression :)
