Hello friends and family!

We are looking for someone to replace me :(( in our beautiful 3 bedroom ground floor flat in Leytonstone (E11). I’m sadly having to return to Scotland and we need someone to fill my room asap. This is an LGBTQ+ and neurodiverse household. You’d be sharing with Billie (they/she/he) and Jess (she/her).

Both work in the theatre industry and are out of the house most evenings for work. We are looking for someone who is considerate, tidy and is happy for a wee chat here and there but is also happy doing their own thing! We are all about that relaxed vibe where you can live without feeling like you’re walking on egg shells, this is your home too!

Details

* Rent is £675 (excluding bills) a month normally taken around the 12 of each month
* Bills are around an extra 80-100 a month. Council tax is £55 per person and comes out on the first of the month. Electricity is on a metre so this is topped up when required. WiFi is £11 a month. Heating and water is dealt by the landlord.
* Deposit: £800.
* Contract is 1 year, ends July 2025.
* I believe you will need to go through a referencing process, guarantors are accepted. Your name will be on the contract as we are just about to renew this.

Access

The flat is a ground floor flat. Access to the bedroom and bathroom are step free but to gain access to the living room there are 3 shallow steps down.

Flat Details

The flat is a homely, spacious flat situated in Leytonstone (E11). The flat is equipped with an open plan kitchen and living area with a dinning room table. The flat comes with its own garden which is beautiful in the hot weather. Plenty of chairs outside, two sheds and most of it has been astroturfed so upkeep is minimal.

Washing machine is installed in the hallway before the living room where there is plenty of space to keep suitcases and boxes. We have an ✨ air fryer ✨ as well as a fridge freezer and electric hob / oven with plenty of communal pots and pans to use.

There are also two bathrooms with showers. One next to the room posted and one in the living room. Ideal when sharing with another 2 people, there’s always a bathroom free!

Room Details

The room itself is a small double room with a door leading to the garden (3 steps down). There are 2 mirrored wardrobes with lots of space inside as well as room under the bed for storage. The bed itself is a small double but as a 6ft 2” tall human it’s never been a problem. Plenty of room to starfish ✨ although the room is cosy and homely there is plenty of storage space around the rest of the flat.

Location and Transport

The flat is a 12 minute walk from Leytonstone station of the central line. It takes around 35 minutes door to door to get to Tottenham Court Road. You can also go two stops to Stratford where you have Westfield shopping centre, literally everything is there as well as the good old Lizzie Line! Lucky for you, Leytonstone is the last stop before the track splits so you can get any central line train back as well as there being the night tube on the weekend!

We are also a 5 minute walk from a big Tesco and a McDonald’s, there is currently a Lidl being built which is opening in October and the high street is a 8 minute walk where you’ll find your typical shops such as Argos, Poundland, B&M (love her) and there is also a PureGym (don’t know her). There is also a beautiful independent cafe right outside the door called Out of The Woods 10/10 would recommend them and their hot chocolate x
