I’ve just moved into this lovely flat in Upper Leytonstone, I've got a cosy room, with a double bed, and better yet, all bills are included (and cleaning products).
🏡The Flat
So, a bit about the flat! Set on the first floor of a striking period home, this newly refurbished two-bedroom apartment conversion has a lengthy list of highlights, including the additional study, immaculate decor, gorgeous features and ample storage.
Close by we have amazing cafes, restaurants, pubs and parks including The Wild Goose Bakery, The Red Lion, Heathcote & Star, Filly Brook and The Birds, as well as an increasingly interesting range of shops and businesses, from books to yoga, and flowers to gifts. The flat is close to Westfield, the Olympic Park and is a stone throw from the rest of East London.
We have a decent sized living room/kitchen that I’ve almost finished furnishing. Just adding those finishing touches like artwork, living room blinds and getting a comfy armchair – I may swap out the dining table for smaller one to accommodate another chair. I have also bought new kitchen appliances and pots and pans/crockery, so every amenity is catered for.
Bathroom is brand-new and clean with a stand-up shower.
The additional study is perfect for anyone who needs to work from home, I’ve put a desk in there so it’s good to go! (haven’t pictured it with desk in)
We also have a washing machine, and the TV comes with almost every channel the world has to offer (seriously). If you’re up for giving the flat a little love, then you’d be perfect.
🛏 The Room
So, a little more about your room! It’s a cosy double bedroom that boasts a brand-new, spacious (and comfortable!) double bed. You’ll also have a large wardrobe and a small set of drawers (sourcing now). The room isn’t the biggest but I’m hoping that the package of the flat appeals to a prospective tennant.
Transport
The area is serviced by Leytonstone Station on the central line, which is just a 7-minute walk away and gets you into Liverpool Street in 10 minutes. Stratford station is just two stops away and there are a number of busses nearby. The buses run all night and take you all the way around the East London area such as Hackney, Walthamstow, Leyton, Homerton, Clapton and into the city.
Bills include: Council tax, gas, water, electricity, and high-speed internet. And I bulk buy cleaning products and things like toilet roll so that there isn’t any confusion on who has to buy what. I Find this works out easer if you have a set price each month. Of course, I’ve furnished the place myself and provided appliances out of my own pocket so that you don’t have to, but I’d also like you to feel you can add your own bits to make it homey and your flat as well as mine.
I would also like to get a cleaner in fortnightly, but we can discuss this if we agree to a tenancy – would come to about £15 each a month and won’t be included in the bills or can be if you agree to this.
Tenancy
I have signed a 1-year tenancy agreement starting on November 1st, with the landlord's permission to sublet the second room. The contract includes a 9-month break clause, which can be activated by either party in May. The landlord has informed me of plans to sell the flat next November, which is why the break clause is in place. However, he has assured me that he intends to honour the full year’s tenancy.
Should the break clause be activated in May, we would receive 2 months’ notice to vacate the property. There is also potential for the tenancy to be extended depending on the landlord’s plans. Additionally, I have been given first refusal to purchase the property if it goes up for sale, providing an opportunity to stay beyond the initial term. The term would be for the remaining 11 or so months but also bearing in mind the break-clause.
🧔The Housemate and You
You’ll be living with me Yusuf (Male, 32) a TV producer who works on everything from true crime documentaries to live output such as the recent American and UK shows for Channel 4. I enjoy socialising, be that at home or outside, and I would ideally like to have a flatmate that is willing to join for a meal, drink or night out/night in. I love music, TV and film and I’m a football fan and love an adventure. I have many passions and can talk about most subjects even if it’s not a direct interest of mine. My job means I’m usually extremely busy but equally I do like to enjoy my life and have a fantastic group of friends who live locally.
I've been the lead tenant in house shares before and have had many great housemates who have contributed to a great living experience and I'm very much looking to keep that going. Ideally the flat will be a place where my flatmates will look to make it a home and place that we can relax and enjoy both after work and during the weekends.
I've lived with both men and women and have no prejudices. I can provide references from former flatmates of mine from all walks of life who can testify to the safety of the and trust of myself, this is very important. I am straight but LGBTQI friendly and non-discriminatory on your sexuality or race.
I am looking for someone between the ages of 27-35, in fulltime employment and fluent in English/ aware of British culture (regardless of ethnic background. I’d love someone who is in the creative field, but this isn’t a must. One of my musts however is a decent, open-minded personality who isn’t a hermit or wreck head but an overall great person. No couples or students.

While I do tend to relax after work during the week, we are up for having a bit of fun on the weekends so would love to have people who can join for a drink, day/night out or just a general chill.
I am relaxed and tidy individual and I’m looking for someone similar to make our flat a home.
