Leytonstone double room with ensuite

Hi!
I'm Jack, my housemate is moving out on September 6th and I'm looking for a new housemate to take over our shared contract of the flat.

The flat is a 2 bed on the 1st floor of a house on Grove Green Road, Leytonstone - 7 minute walk from the underground station on the central line.

The kitchen, living room, and my bedroom/bathroom are located on the 1st floor, and the second bedroom is up on the 2nd floor with an ensuite bathroom!

The rent is £900 per month.
The bills (including council tax) average out to usually £135 each, so in total including small amenities the cost is about £1050 per month.
(council tax band is B)
Deposit is £900 (one month rent)

Room is furnished with a chest of drawers, wardrobe, and double bed. The desk and bookshelf in the photos will be taken by previous tenant.

There's an amazing pub literally across the road called the Heathcote and Star, as well as other amazing places to eat and drink super close.

I'm a live events video engineer and spend a lot of time working out on events but also I have stints of time off where I spend time at home chilling in the sitting room or my room working on projects, playing music, and cooking.
I do have a lot of equipment so you may have to be someone who's ok with the odd projector/cables (neatly) hanging around the shared space :P

The landlord is really nice and lives on the ground floor of the same house.

The estate agency will need to do checks after I decided on a new tenant so work references will be needed and a full time job is preffered by the landlord.
