The Flat & Location
I am looking for one responsible and considerate flatmate to share my lovely first-floor flat in Leytonstone.
The flat is spread across the first floor and features:
A private entrance staircase leading up to the main flat. A bright living room, a shared bathroom, and two double bedrooms. A fantastic private garden accessible from the flat. A small room (the "half bedroom"), which works perfectly as a dedicated home office, storage space, or walk-in wardrobe (shared arrangement to be discussed). Additional ample loft space with plenty of room for storage.
The Room & Furniture
Please note that the available double bedroom will be unfurnished, giving you a blank canvas to make it your own.
Additionally, some of the furniture currently in the shared spaces of the house may be taken by my brother and his girlfriend when they move. We can discuss the specifics of what will be staying when you view the flat.
Around the House
The location is incredibly convenient for getting around London and has plenty of amenities nearby.
Transport: You're a 10-minute walk from both Leyton and Leytonstone stations (Central Line) and a 10-minute walk from the Suffragette line (Overground).
Green Spaces: For a dose of nature, the flat is just a 20-minute walk from the expansive Hackney Marshes and the beautiful Hollow Pond.
Shopping & Gyms: You have a big ASDA, Tesco, and Marks and Spencer all within a 15 minute walk. You'll also find a TK Maxx, B&Q, The Gym Group, and PureGym nearby.
Convenience: There are various post offices close by, and the huge Westfield Stratford City shopping centre is just one stop away on the tube.
Current Situation & Move-in Date
Available from: December 7th (to be confirmed).
Just to be transparent about the current situation, my brother and his girlfriend are currently living in the house with me while they search for their own place to move to. This means the room should be ready for the date listed above.
Financial & Legal Commitments (IMPORTANT)
This is a formal tenancy requiring full commitment.
Total Flat Rent: £1,650 per month
Total Estimated Bills: Around £400 per month (including council tax, gas, electricity, water and internet).
Your Individual Rent Share: £825 per month
Your Estimated Bills Share: ~ around £200 per month
Legal Requirements:
Deposit: A deposit of £750 will be required and will be protected in a tenancy deposit scheme.
Contract Length: The minimum letting period is 1 year.
Lease Agreement: You must be willing and able to be added to the official flat contract/lease agreement.
Referencing: You must be prepared to go through the letting agency’s standard credit check and referencing process.
The Ideal Flatmate
I'm looking to share with a like-minded gay man, roughly between 30 and 40, who is friendly, considerate, and values a peaceful home environment. It's important to me to find someone who sees this as a shared home and wants to take care of it together. Please note, I'm looking for one person, so the room isn't suitable for couples.
Key qualities I'm looking for:
Clean and Collaborative: You take pride in a clean and tidy home and are keen to share the responsibility of keeping our shared spaces (kitchen, bathroom, living room) pleasant and welcoming for both of us.
Respectful and Considerate: You're mindful of personal space.
Work/Life Balance: Ideally, you work from home no more than 2 days a week (though this is open for discussion).
A Little Bit About Me
To give you an idea of who you'd be living with, I work as a Jewellery Designer. When I'm at home, I really value a calm and peaceful atmosphere. I stay pretty active and usually work out about four times a week. It's important to mention that I am a smoker but I tend to smoke outside the house. I don't have any pets, but this can be discussed.
In my spare time, I enjoy playing video games, seeing my friends, and heading out for a rave now and then. I'm also a huge fan of Florence and the Machine!
