I’m looking to rent out my spare room in my two bed, first floor flat in Bushwood for £800/pcm (bills and CT included). No deposit but the first month would need to be in advance.

About the flat/location:
- Double room, currently furnished but happy to add/remove any items as you prefer
- 5 min walk from Leytonstone tube (Central line) and 9 min walk from Leytonstone High Road overground (Suffragette line)
- Lots of natural light from south facing window and velux skylight
- Sole use of the adjacent bathroom, with bath & shower
- Large open plan kitchen/living room
- Shared use of the utility room with washer/dryer and space for drying clothes
- Lots of nearby green space: 3 min walk from Wanstead Flats on the edge of Epping Forest
- Quiet, traffic controlled area with great food and pubs in walking distance
- Flexible re: short or more longer term arrangements

About me:
- I’ll be living in but am very often out at work, at my girlfriend’s or playing sport/meeting friends
- My room is in the loft conversion and at the other end of the flat so there’s plenty of privacy. Am happy to use the en suite to leave you sole use of the main bathroom
- I live with my greyhound, Bunty, so any potential flatmate would need to be happy to share with a dog. She’s good as gold and very quiet and affectionate though, so anyone who wants cuddles with her on the couch is more than welcome. She also knows that the spare room is off limits, so no surprise dog on your bed!
- More than happy with you having people to stay on semi-regular basis, but just fyi it’d probably be quite a small flat if 4 people are there a lot - my girlfriend is often over.
