Room to let in 2-bed appartment with garden

THE FLAT

It's a ground floor flat, 5 minutes walk from Leytonstone underground, about the same from Leytonstone High road overground. It's a really comforting space to be in and a nice light, spacious cooking area is a delight. Hot water and shower water pressure are great - will need heating on a bit in the winter but it does warm up quickly. We've got a private basement so plenty of space for storage (and it's dry down there).

Neighbours are super nice and we get good sun in the garden. There's something very comforting about the trains going past at the bottom of the garden and you can't really hear them beyond a comforting rhythm if you're in the lounge.

On a map it looks very close to the A12 but you can't hear the road at all, even in the garden. Bills are about £175 a month including broadband and tv license.

THE ROOM

It's a double room but unfortunately won't fit a desk. There is one in the lounge though that you'll have dibs on (I tend not to wfh and you can have run of that space). It's partly furnished (bed and wardrobe).

ME

My flatmate is moving to return to Essex, but I'm really happy here so very keen to stay. I work in social/market research, but like I say am normally in the office, or sometimes my room.

I'm pretty easy going, but clean and tidy, pretty generic set of itnterests like reading, TV, sport, films, food etc. I'm often out but also keen for the odd meal, film, pub trip etc.

LEYTONSTONE

If you don't know Leytonstone - it's really nice. Very much on the gentrification trajectory so plenty of nice places to eat etc. Also lots of good green spaces about. We've got an M&S food now and are also close to an Aldi and a big Tesco
