We’re three friendly professionals in our 30s & 40s looking for a fourth housemate to join us in a newly refreshed four‑bed semi‑detached house in Upper Leytonstone, E11. Move‑in date: 29 April 2026.

The landlord is currently carrying out a full refresh of the property, including:

- New laminate flooring throughout
- Fresh painting and redecoration
- General repairs and improvements

So the house will be in great condition when we move in.

- A large double room measuring 3.98m x 3.63m
- Freshly painted with brand‑new laminate flooring
- Available furnished or unfurnished
- Quiet, bright, and spacious

🏡 The House

The house has:

- Superfast broadband
- One bathroom + one separate shower room
- Large living room
- Fully fitted kitchen. Dining area
- Fridge + separate freezer
- Washing machine + dryer
- Basement storage
- Large rear garden

It’s a proper home with plenty of shared space — not one of those cramped “four rooms and a corridor” setups.

👥 About Us

You’ll be sharing with:

- Geoff – originally from Northern Ireland, into cycling, festivals, gigs, and sociable evenings in. Works from home.
- Nicci – mid‑thirties, friendly, relaxed, and easy‑going.
- Fabrizia – professional, tidy, considerate, and sociable.

We all work fairly normal 9–5 schedules. We like films, dancing, good food, and a clean, friendly home. We’re not home all the time, but when we are, we enjoy hanging out.

We’re looking for someone who wants a home, not just a room.

The house occupancy is limited to 4 people, so unfortunately there's no capacity for couples or room shares.

- 10 mins walk to Leytonstone Tube (Central Line)
- 25 mins to Stratford
- 35 mins to Central London
- On the N8 night bus route
- Central Line runs overnight on Fridays & Saturdays

If you cycle, it’s a brilliant location — close enough to everything, but far enough for a satisfying ride.

- Large Tesco – 7 mins walk
- 24‑hour shop near Leytonstone Tube

Bills will be shared between the four of us.
The landlord provides:

- Washing machine
- Dryer
- Fridge
- Freezer

We can also help furnish shared spaces — Geoff has a full living‑room setup.
