Double Room in Clean, Quite House in Leytonstone

I am a live-in landlady looking for 1 PROFESSIONAL FEMALE lodger. The room is double but only one person is to occupy it.
Already living in the house are: myself, another female lodger, and a cat that stays on the ground floor.
It is a quiet and clean house.
I have my own bathroom, but the new person will share a spacious bathroom with my current lodger.
The dining room, kitchen, garden and downstairs toilet are shared between 3 people (including myself). The rest of the house is private.
The available room, 12ft by 12ft, is located on the 1st floor overlooking the garden, next to the bathroom. It currently has a single bed, as requested by my previous lodger, but I can replace it with a double bed if required.
Included are the bills: Gas, Electricity, Water, Council Tax, TV Licence, Wifi
There is street parking but the area is ‘permits only’ and parking permits are NOT included in the rent.
The house is a 7 min walk to Leytonstone town centre & Central Line tube station, as well as a 7 min walk to Leytonstone High Road Overground station. It is a10 min walk to the parks. There are shops at the end of the road for essentials.
I don’t mind smokers but there is strictly no smoking inside the house, only in the garden.

Rent is £850 per month.
