About the House

The property is a three-bedroom house in Leytonstone in a quiet residential road.
It has central heating with radiators in every room
It is conveniently located within walking distance from public transport, shops, coffee shops, pubs, restaurants and parks
It is a seven-minute walk from Leytonstone Station (Central Line) from which it is a few minutes to Stratford.
It is also a seven-minute walk from Leytonstone High Road Overground Station on the Suffragette Line
It is a 10/15 min. walk to Wanstead Flats, and a 20 min walk to Whipps Cross Hospital
There is a bus stop at the end of the road, as well as a pub and coffee shop.
There are plenty of parking spaces on the road, but it is parking permit only during the week. A parking permit is NOT included in the rent.
We are LGBT friendly
There is no smoking or vaping inside the house, only in the garden
The room is NOT suitable for couples or pets (my cat would object)

Ground Floor Shared Space

The spacious hallway leads on to kitchen and conservatory.
The kitchen has a gas cooker and oven, a washing machine, air fryer and microwave. Each occupant has allocated space in the fridge-freezer and cupboards
The dining room is in the spacious conservatory leading into the garden.
The garden is well maintained with a line to hang washing
There is a downstairs toilet

1st Floor

There is a spacious bathroom with a shower/ bath and plenty of cupboard space and a window that overlooks the garden
The bathroom will be shared with one other occupant (I have my own bathroom and bedroom on the private 2nd floor)
There are 3 rooms on this floor, one is used for storage. The front bedroom is already occupied

2nd Bedroom

A bright and spacious double room, 12ft by 12ft, on the 1st floor overlooking the garden.
It currently has a single bed as requested by the previous occupant, but I am happy to replace it with a double bed and new mattress. The room has plenty of built-in wardrobe space and furniture that can be removed if required.
Rent is £800 pcm
One month deposit £800
First month’s rent to be paid in advance
The following bills are included: Gas, Electricity, Water, Council Tax, TV Licence, Wi-Fi

The Occupants

I live in the house with one female lodger and an old, very gentle cat who stays on the ground floor.
We are friendly, clean, quiet and considerate. Overall we keep to ourselves and give each other space but are happy to have an occasional chat or drink in the garden.
I am French, born in Peru. I speak fluent French, Spanish and English and work in animation. I play tennis and dance, like movies & TV, painting, sewing, reading, going out with friends and travelling. I enjoy my own company and am very independent.
My other lodger is a young policewoman, who has been living here for six years. She works shifts and is often out with friends and family.

I am looking for someone that will stay long term and make this her home. She should be tidy and considerate and appreciate a quiet and relaxed space with people who respect each other.
