South facing room with garden view in 2-bed house

THE ROOM
The room is southfacing, overlooking the back garden, and is unfurnished except for a double bed, built in shelving on one wall and a wardrobe on the landing available for use by the occupant.

THE HOUSE
The house is on the end of a terrace on a small side street just off Leytonstone High Road and is made up of:
-Kitchen (Wahing machine & Fridge/Freezer)
-Bathroom (Shower & airing cupboard - also used for drying clothes in damp weather)
-Living and Dining Rooms
-Front/Back Garden
-Attic with space for storage

Both Epping forest and Wanstead flats are within 5-10 minutes walk for when you need a fresh-air fix.

Pubs/Bars/Restaurants aplenty within easy reach, Leytonstone library a couple of minutes away and two leisure centres within 10-15 minutes.

TRAVEL
-5mins from Leytonstone (Central Line, Boundary of zones 3-4)
-10mins from Leytonstone High Road (Overground - closed until Sept)
-25-35 minutes to central london stations by tube
-similar cycle time to central london

BILLS
-Bills not included in rent.
-Average monthly total of £80 including:
Gas/electric/water/council tax/broadband
-Gas/elecric are quarterly and go up and down seasonally
-£40 reduction in Feb/Mar due to council tax 'holiday'

HOUSE RULES
-No smoking in the house - the garden comes in handy for this
-Pets allowed/negotiable (except dogs).
-Cleaning Rota for communal spaces

THE OCCUPANTS
A couple (Matt and Sophia) and a cat (Kipling). Matt is a mechanical engineer and Sophia is a make-up artist and face/body painter as well as helping run events. Kipling is a tabby.

All three of us are friendly and sociable (despite one being an engineer) and are looking for someone who'd treat the whole house as a home. With the communal space we've got here, itd be shame for you to shut yourself up in your room!

We both work from home part of the time, and the living room/dining room is sometimes used a a loading bay/temporary storage fro props/equipment when Sophia's got an event/gig on.

They tend to brighten the place up and the payback on this is that she regularly has the opportunity to slip people onto guest lists...
