Single room in modern flat with big lounge

We've got a lovely spacious single room to let in our 3 bedroom flat in Leytonstone.

The room

A nice big room with lots of sunlight and plenty of storage space.

The flat

A newly refurbished 3-bed flat with a modern kitchen and bathroom. The living room is a really great size and has two sofas, a dining table and TV in it.

With bills, the whole thing should cost less than £600/month.

The flatmates

We're Samantha and Matt. We've been friends for a few years and we're looking forward to making a new friend with whoever moves in with us.

Sam works for a charity as a Digital Content Editor and Matt works for creative/design agencies as a graphic designer. We're super friendly, love cooking and going out for drinks/meals in London. We're also pretty clean and tidy :)

Sam has lived in the flat for a year already and loves it enough to want to stay for another year. The landlord and agent are really responsive and the flat is well-kept.

The area

We're about a 7-minute walk from the tube station, which is on the Central line and therefore very close to central London (Oxford Circus, Liverpool Street, Holborn, etc).

We're also within 10 minutes of the centre of Leytonstone, which has some really great bars, pubs, cafes and weekend markets.

Our local supermarket is a big Tesco and there's also a mini Sainsbury's right by the tube station for small shops.

The boring stuff

The deposit is quite a big one (but think of it as a long-term savings plan). You'll need to be able to pay the deposit before 1 September and provide copy of passport/previous landlord details/employment reference.

There will be a £144 referencing fee for the agent.
