The room: A large ground-floor double with a bay window onto the front garden (first room in the video). It comes with a solid timber bed, big wardrobe, chest of drawers, dresser and bedside table.

The house: A fully renovated Edwardian house with high ceilings and original features. There’s a living room with a 42" TV, a well-equipped kitchen, a bathroom upstairs, a new washer-dryer, and a big back garden with a shed. Gas central heating and unlimited hot water keep it warm. On-street parking is by permit.

Bills: Gas, electricity, water, council tax, TV licence and unlimited Sky fibre broadband are all included. Fair usage applies, so working from home a lot may mean a small top-up.

Location: A quiet, friendly street 5 minutes’ walk from Upton Park (District and Hammersmith & City lines, Zone 3). Liverpool Street is about 20 minutes away, Canning Town (Elizabeth line) is 10 minutes by bus, and there’s a cycle superhighway nearby.

Housemates: Three friendly, sociable people. JB works in learning support, Jake is a performer who also works in hospitality, and Hano is studying and works in hospitality too. They’re clean, respectful and easy to live with. It’s a proper home, so getting on matters.

About me: I’m John, a licensed, accredited landlord and I manage the house myself. There are no fees, I sort problems quickly, the tenancy is professionally drafted, and your deposit is protected in a government scheme. A £150 holding deposit secures the room after viewing.
