Area
Newham is an up and coming area with continuous significant regeneration especially within Stratford. This includes the development of Westfield Shopping Centre, an one stop shop for almost everything, including deep tissue massages, to designer brands for diverse pockets, We have cinemas, a bowling alley, a great range of restaurants, cocktail/ champagne bars, Waitrose, M&S and other food stores and several leading universities and others have taken up residence. Also, attracting people from more diverse, cultural, social and economic backgrounds to buy properties and rent in the area which is significantly growing. This is also due to Stratford being only 5 miles from the West end, with excellent transport links (see below).

Stratford boast around 7 gyms from cutting edge Gym box, sauna & ice bath facilities, regular and 24 hr gyms, one of which is 5-10 mins walking distance from residence, that includes Paddle Board tennis and state of the Art, rock climbing facility. There are also tennis courts within 20 minutes walk. And several parks and amenities within 1 to 20minutes walking distance of residence.

A buzzing Theatre scene, also providing delicious Caribbean cuisine, live DJ and Salsa evenings within 20 minutes walk .
Sadler's Wells dance theatre which I am looking forward to checking out asap as I love ballet and most other dance forms.

What's on offer:

Bedroom
A clean, safe, warm and well furnished double and single rooms with an excellent quality and super comfortable beds, according to feedback from 2 lodgers who slept on it before. They are professionally cleaned with organic products along side the carpet in double room. Carpet is very good quality and is professionally cleaned every six months. Given that most of the furniture is made of genuine wood, I used carpets to provide a warmer aesthetic to the room, but wooden floors are also an option if renting for a year. The will also be painted a soft white, or cream before you move in, unless yellow is preferred for a potentially longer term lodger. I want my lodgers to feels a comfortable and happy within their personal space, which is why I go the extra mile within reason.

Keys:
Keys to your bedroom and house to come and go as you please, with due consideration when returning late.

Broadband:
Provided by Community Fibre, fast and reliable broadband, and there is a separate added booster for back up.

TV:
An option to have a tv in your room, as the living room is not included in the rent. However, for those lodgers who want a bit of a social vibe, there are movie nights with tasty nibbles, in the living room, board games, etc, social dinners and festive and birthday treats, as regularly as possible. so lodgers can enjoy together, without me having to be present, unless there is only one lodger sharing my home.

Kindly note;
Live in Landlord's don't usually allow access to their living room to lodgers, as it is not a legal requirement and we understandably need our personal living space. Having said this, if two lodgers are sharing and want their private space to socialise, I will happily provide a separate living room, at the earliest opportunity. In which case, there will be no need for TV's in lodger's rooms.

Kitchen:
You will have your own space in the kitchen pantry to store food stuffs, with everything you need in a well-equipped kitchen saving you time and money not having to buy your own pots, plates, cups, glasses. cutlery, baking trays, etc. There is a large Miele fridge and freezer with your own shelf and separate vegetable compartment. The kitchen will undergo a moderate refurbishment before the year, notably, kitchen cupboards, tiles
Washing Machine/Dryer:

You have the benefit of a smart Samsung washing machine and dryer that lets you know when your washing cycle has finished. You are allowed to wash your clothes twice a week, and dry them once or twice a week depending upon the weather due to there being a washing line.

Bathrooms:
Downstairs: WC with vanity unit, mirror, hand towel and disposable recyclable paper towels ( see photo)

Upstairs: Everything is in sound working order. However a new bathtub, shower and taps to be fitted to finished off the upgraded refurbishment by may 2026. (see photos)

Garden: Washing line, bistro table and chairs, a comfy folding for those who smoke at the back of the garden, and not when non smokers are in the garden unless they don't mind. chair, plants, garden mat and security lights, (garden sofa will be put out when the weather is more predictable with the view of developing it further hopefully this summer.

WATER/TAP Kitchen/SHOWER (Water2. com:
The benefit of Water2. filtered water, apparently the best there is in filtered water, saving time, money and inconvenience.

Transport links:
Stratford has excellent transport links in and out of London. DLR, Elizabeth Line, Jubilee line, Central Line, Stratford International, within 7-20 minutes you can be in central London. It also has night buses if you work late. 10- 15 minutes walk to Stratford and surrounding stations.

Who will you live with:.
A lovely fun, clean, warm and trustworthy French international exchanged science and maths student in her early 20s. She has described me as ' incredible' in a good way, so I trust I am doing more right than wrong. :0) Sadly she returns to France at the end of May to continue her studies. So, the single room is available from June 2026.

I am a middle age Black British Afro Caribbean woman. I am a trustworthy, honest, calm, and responsible, fairly well educated landlady, respectful of boundaries, personal space, and lodger's privacy. I am committed to maintaining a hygienic and clean home without being oppressive. : ) I have a few creative projects going on. I will soon to return to work and commence my four year studies, to become an art psychotherapist at the Institute of Art and therapy in Education in Sept 2026. So, will not always be around, but available to attend to your needs as a lodger, which is one of my key priorities as a landlady.

My reference:
My current lodger and I have thank you cards from previous lodgers, having been a previous verified member since 2016 before ending my membership due to a change of personal circumstances. Please feel free to verify with SpareRoom.

What I am looking for in a Lodger:
Someone who is trustworthy, honest, clean habits and consideration of others needs, cultural and personal differences. I am a heterosexual woman, and my home is open to anyone who I consider to contribute to the harmony, trust, safety, and cleanliness of my home. If you are introverted or just want to do your own thing, that is equally cool.

I have often had lodgers who have gone to concerts, gigs, cinema, meal, bowling, pub, rock climbing, out for a meal together and occasionally with myself, too, and genuine friendships have be sustained over years, noting I have been an on and off Landlady since 2016.

I think my home is best suited to someone who is independent, looking for a calm, quite, safe, clean and respectful home, with social interaction and fun stuff, as and when it may naturally unfold.

There will never be more than two lodgers at any time. I choose my lodgers carefully and with compatibility with my existing lodger too, especially if renting longer term, to promote harmony in my home. This comes first before rent. : )

Health & Safety, Gas and Electric compliance at viewing.
Also, can contact house insurance for any plumbing, heating, etc. breakdowns in my absence.

Contracts/Deposit/Rent/terms and conditions
Contracts are provided, and the deposit is returned immediately upon you vacating the room and returning the keys. The double room is available now, but ideally from the 24st of April.

Single room £750 (June 2026) and double £850

Note, Short stays up to 3 months, I will need to charge an additional £70pcm to cover additional cost of preparing the room to be rented within a short period.

Terms and conditions
To secure the room, one month rent and one month deposit in advance at the point of signing the contract.

Kindly note, I will only feel comfortable providing my home address after we have spoken first, which also allows for us to get to know if we are likely to be a good fit before doing a viewing.

Documents: If you have not got a verified account I would need to see ID before you come into my home. I will do the same. Also useful for you to bring evidence of your right to live, work and study at the viewing, as I would not be able to offer you a contract without i, assuming we turn out to be a good fit.

I am happy to receive a character reference from your last Landlord, employer, educational institution, before you move in.

I want someone who considers themselves a genuine good fit for my home.
