Sorry if this ad is a bit too lengthy and demanding. I think it is worth the read and hope you do too. : 0)

Living environment and health and safety stuff.
I am as human as you, so have my own flaws, but can promise you a calm, fairly quite, homely, very clean and tidy, warm, peaceful, respectful and secure living environment. My home adherer's to all health and safety regulations, that includes a Landlord Gas safety certificate, (CP12) Electrical Installation Condition Report and electric fire extinguisher, so you can have a peace of mind. Who will you live with
I have several years of being a successful black British Afro Caribbean landlady, catering for people from all ethnic, class and cultural backgrounds including students and professionals from post graduate students, physicians, computer scientists, teachers; actors, camera man, waiters, shop a assistant, usually within the 20s -30s age range but open to all. Let's take the time to understand each other so we can get along well, and keep the positive vibes in flow, life has enough stresses let's keep it out of our home!

I am sensitive to others needs, genuine and considerate in my ways, with no tricks or flicks up my sleeve, and looking for the same.

I have quite a number of thank you cards from previous lodgers, available at the viewing.

I am a fairly well 'educated' and creative Black British Afro- Caribbean experienced Landlady, looking to return to work within health and social care asap, and currently revising my radio play that was showcased in 2018, and have two other writing projects on the go, which I do in the living room on my desktop computer. This and needing some personal space for myself, is regrettably why I cannot offer up my living room at this time.

However, I am up a movie night, drink or two, good conversation, board games, cards, or social events, like theatre, cinema, etc when time allows and mood suits.

You are able to have visitors to the house within reason as it is my personal home, once guests adhere to the same house rules.

Residential area
Available from April 2025 a fully furnished comfortable, clean, decent and safe double room to rent, in a reasonably quiet and safe residential area with off street parking, and an attractive park less than a minute walk from residence and Tesco express within 5 mins walk and 24hr gym within 8 minutes walk.

Transport
Stratford station in London is a major transportation hub, serving multiple rail lines and underground connections:
Greater Anglia, c2c, Southeastern, and Elizabeth Line.
central line; jubilee line, DLR, Stratford Regional and Stratford International stations.

8 minutes by train or tube into Liverpool St Station and Kings Cross Station and 14 minutes to the West End, Central London.
4 minutes by bus to Stratford station. and two night buses.

Internet:
Fast and reliable broadband connection- with additional high speed wifi boaster in the kitchen as an added safety measure.
So far so good, but any regular issues will look elsewhere.

Location
We have a great range of amenities including a bowling alley; pubs; bars; restaurants; cinema; Theatre; in and around the Olympic village, with its state of the art Shopping Centre boasting an excellent range of shops and facilities catering for diverse tastes and pockets.

Kitchen
Fully equipped kitchen dinner with a microwave, all crockery, blender; pots & pans, kettle; toaster, fruit bowl; provided with a fairly large stainless steel fridge freezer for your storage space, including within a pantry cupboard.

Double room (DR) & Single Room (SR)
Both the double or single Rooms offers you the following benefits-:

is professionally cleaned before each rental and once a year.

room between Mon-Fri only. (PRICE £770)

m)Inbuilt cupboard space in both rooms both offering very
good storage space
n) Carpets in passage and double room professionally cleaned
with organic products once a year and always before a new
lodger moves in. (DR only) SR has wooden flooring
o) Fast and reliable broadband- Community Fibre with added
WFI booster in the kitchen. So far so good,
p) Kettle with Denby cup and saucer in (SR) only as it is
on the 3rd floor.

As you can see, both rooms are generously self contained for your comfort, privacy and convenience and highly cost effective.

You can use the washing machine and dryer twice a week saving you time, inconvenience, and over a £1,000 a year.

There is a washing line in the garden. The garden is in preparation for landscaping at the earliest opportunity. New Garden furniture can be made available for your use in the meantime.

You only need to share the two WC’s, located on the ground and 3rd floor, & a shower/bath with your Landlady, and maybe another lodger, i. e., there will only ever be 2 lodgers in total. It is likely that the single room will be for shorter terms lets, I am open to possibilities attached to none at this time.

Rent
Rent £880 full time for the double room or mon-fri £800 and for the single room £780 or (£700) mon-fri only. One month's rent and one month deposit required in advance. It includes all bills and all the above benefits. it is kept to a minimum as there is no use of the living room. informed by SpareRoom that my rooms are very competitively priced for the area and what I am offering. You will be expected to sign a standard contract giving you and I an added peace of mind.

Your Deposit
I use the contract from SpareRoom and your deposit will be paid immediately after the room check and return the keys to me, not the 20 days legally allowed to do so. Your deposit is likely to be back into your account before you leave my home.

If you meet the above criteria and can flex with a few house rules to keep things positively flowing in the stream of life, together with having the legal right to study, work and live in the UK, I would love to here from you. whoever you are!

Smoking allowed in the garden and outside the front of the house only, if due care is taken to ensure the smell does not enter the house.
