Hello future lodgers,
Many thanks for taking the time to consider my Ad, a bit lengthy but I hope you think it is worth it.
There will be no more than two lodgers at any given time.
Your clean, safe and cosy single room and warm, vibrant and clean double room both provide good size inbuilt cupboards offering excellent extra storage space. (Please see photos for more details as I am only allowed 9 photos). The single room includes a memory foam single bed with excellent storage space within the base. The double room has an excellent quality bed. I have received positive feedback from lodgers for both beds.
The Kitchen and upstairs bathroom are in the process of refurbishment, which should conclude by April 2026, the latest, but they are in perfect working order and are generously well equipped (see photos) The downstairs WC refurbishment was completed in July 2025. The bathroom provides your personal storage cabinet with mirror and is well equipped for your every need. It would be stunning when the new bathtub, taps and shower are fitted.
The kitchen includes Denby; M&S; Waitrose; John Lewis; Pro cook plates, cups, bowls and a Smeg kettle and large toaster, pots, pans, baking trays, two microwaves, new cooker, Samsung smart washing machine and dryer that lets you know when your washing is finished, and a lot more. Also personal storage space for your food stuffs in the pantry and a vegetable drawer and shelve in the fridge.
Broadband: Fast and very reliable community fibre broadband speed, with advance notification when it will be worked on, in hours most people are asleep, and it is usually back up and running within 10 minutes, occurring two a year, if that.
I provide free council tax, a free television license as I don’t watch the tv, and I am happy to provide free TV's for both rooms after the first three months assuming there are no significant issues, as a good will gesture. Previous lodgers have their own tv or prefer to use their computer or tablet. This is due to the living room not being included in your rent. However when time allows and mood suits, I am up for sharing movie nights, have positive chill days, with good conversation, over a coffee, drink, nibbles, home cook meals with a few of my signature dishes, etc in the living room, kitchen whatever is most appropriate. I am engaging in social activities, eating out, cinema, theatre, art gallery etc. I will always respect and equally welcome if you would rather do your own thing, which I would need to do much of the time.
Garden
The garden has an attractive bistro table set with two chairs, solar lights and a sturdy folding comfy garden chair and mat and a washing line, as basics, until it is fully completed.
As you can see, my home is set up for a hassle free move. This will save you time, stress and money.
I have a great relationship with neighbours. Our cul de sac setting has a lovely positively chilled quite vibe. Indeed, it is why my new neighbour said he bought a house here for his family in September 2025. Naturally, this is also punctuated occasionally by a burst of energy as the stresses of life and celebrations unfold.
Location: We have a great range of amenities including pubs; bars; restaurants; cinema; Theatre; in and around Stratford Olympic village, with its state of the art shopping centre boasting an excellent range of shops and facilities catering for diverse tastes and pockets.
Residential area: An off licence and corner shop is a minute walk away and a well maintain attractive park a stone throw from residence. There is a Tesco Express, a 24hr gym and paddle board tennis and cutting edge bouldering facility all within 5-12minutes walking distance. There is also an excellent Tia Restaurant generously priced where people come from all over to enjoy a first class meal which is equally matched by the wholesome and relaxed vibe within 10 minutes walking distance from my home. My lodgers and I have enjoyed birthday celebrations there in October 2025, and frequent there often.
Transport: Greater Anglia, c2c, Southeastern, and Elizabeth Line. central line; jubilee line, DLR, Stratford Regional and Stratford International stations.
8 minutes by train or tube into Liverpool St Station and Kings Cross Station and 14 minutes to the West End, Central London.4 minutes by bus to Stratford station, and there are two night buses. Between 10-25 minutes’ walk to the Mary Ward Centre, Queen Mary University, University of East London, and others.
Health & Safety: My home adherer's to all health and safety regulations, evidence of compliance on viewing.
Home insurance covering breakdown of white goods and electric, plumbing, gas boiler etc, is also available to lodgers in the absence of Landlady to avoid delays.
Who would you share with?
Myself and my dynamic and vibrant Italian professional male lodger in his 40s and his rare breed dog 9kg Little Lilly, until he moves out the latter part of December to wonderful new horizons . I have enjoyed some great thought provoking conversations, laughter and a few of his delicious Italian meals and offerings, like homemade lemoncello, that we also made together.
I have several years of being a successful British Afro-Caribbean middle age landlady, catering for people from all classes, races, ethnicities and any other background. I am usually highly skilled at selecting people who will get along well with each other and with myself, to keep the good vibes rolling. :o) I am quite well educated with a very playful and creative disposition, with a health and social care background, trustworthy, honest, and love to have a good laugh, deep and light hearted conversations. I have thank you cards from previous lodgers, available at the viewing.
Short Stays: Short stays up to 3 months, decent M&S bedding and towels are included in your rent, if required, for your added benefit. Short stays will cost a bit more, to allow for the cost of paying for the bed and mattress to be professionally organically cleaned before the new lodger moves in, advertising cost, and losing out on the opportunity to rent longer term.
Single room: Rent £800 (£700) mon-fri only. Double room rent is £900 mon-fri £800. One month's rent and one month deposit required in advance. It includes all utility bills, Internet, and all the above cost saving benefits and more.
Your Deposit: Is immediately returned to your account after the room check and you return the keys to me, often before you leave my home. : )
If you are naturally committed to maintaining a hygienically clean environment, and can commit to a few house rules and chores, together with having the legal right to study, work and live in the UK, I would love to hear from you, whoever you are.
