About the room:
- It’s a large double (3.7m x 3m).
- It’s currently furnished with a double bed and a small wardrobe. If the person who takes it really wants to bring their own furniture, I’d be happy to sort things so that it is unfurnished.
- You’ll have your own bathroom with a shower. It’s not an en-suite, but it’s next to the bedroom and all yours. Could probably count on two hands the amount of times I’ve been in there during the six years I’ve lived here…
- The room is a bit of a blank canvas at the mo, i. e white walls, simple blind, no real decoration. I am really open to someone doing stuff to it that is going to make it feel like their space. My last flatmate couldn’t be bothered to decorate, hence the white walls.
About the flat and building:
- It’s on the second floor of a block near St. James Street station in Walthamstow.
- There is an open-plan living room, dining-room and kitchen.
- The flat has all the essentials… plus a few extra bits (dishwasher, washer/dryer, big telly with pretty much every streaming service available).
- The building has a concierge service to take your packages for you while you’re out and about 📦
- There is also some outside space, with a large balcony that is accessible from the living room.
About the area:
- It’s two minutes from St. James Street station in Walthamstow. This station has the overground that goes to Hackney in six minutes and Liverpool Street in 15 minutes.
- Walthamstow Central and Blackhorse Road are a ten minute walk away for the Victoria Line.
- Walthamstow Queens Road is also ten mins away. That line takes you to North West London in one direction, and to Leyton, Barking etc in the other.
- It’s a really nice part of town, with The Crate and lots of other great places to eat and drink on our doorstop. We’re also really close to the Breweries of Blackhorse Road and the lovely pubs of Walthamstow Village.
- The High Street is two minutes away with lots of supermarkets and handy shops.
About me:

- I work in digital, Monday to Friday, standard 9 to 5 stuff, some days from home, some from the office.
- Interests… I love a pint, I read a lot, I go to the football a lot (soz in advance for shouting at the telly sometimes), I love living in London a lot.
- I’ve lived in London for over 20 years and this flat for almost six years. It’s my home and I love it, so I’m looking for a friendly, respectful flatmate who wants to make it their home too.
- Someone with a pet is very much welcome. Especially if it’s a dog. I love dogs. Please let me hang out with your dog.
The admin stuff:
- The room is available from Tuesday 17th November.
- Rent is £900 a month + bills. These work out to be about £100 to £150 a month for everything… council tax, electricity, gas, water, internet etc)
- Deposit is one month’s rent.
- It’s a car-free building, but if you do have a car, there is a place to rent a space nearby for £80 a month.
- I’m a non-smoker and it’s non-smoking inside, but a-okay on the balcony.
