- 7 min walk from St James Street (Overground, Liverpool Street)

💰 Rent and Bills:
- £700 PCM (includes gas & electricity)
- Additional £103 p/m for water & council tax
-£11 for wifi

🛏️ Room and Flat Details:
- Private double room available in a one bedroom flat
- No communal living room (used as the other bedroom).
-As soon as you walk into the flat, you will be in Emma’s room. So, you will need to text Emma a few minutes before to let her know you are arriving.
- Large garden (encouraging keen gardeners).
-Furnished or unfurnished
- Pets very welcome! 🐾 You will be living with Tommy Socks (Mr Socks) a friendly cat who gets along with other cats and dogs.
-Flexible move in date but the contract ends 30th June 2025. There is also opportunity to swap your name on the tenancy if a suitable replacement is found.
-Friendly neighbourhood with a community WhatsApp group.

🏠Current Housemate:
-Emma, 26 years old (she/they)
- Occupation: Young professional, works full-time at a school for young people with additional needs.
- Values: Queer friendly, no TERFs, no bigots, no cops, no Tories
- Personality: Neurodivergent, friendly and social but often needs alone time after work to decompress
- Interests: Gaming, plants, Gardening, Cooking, Watching films, music (especially new metal, alternative) & going to the pub.

💸 Financial Requirements:
- Rent: £700 due on the 30th of every month
- Deposit: 5 weeks upfront, totaling £807.69
