Bright double room in Walthamstow 2-bed flat

Hey everyone!
I’m moving in with her partner so I'm looking for a new tenant to take over a large and bright double room in our first floor 2-bed flat. Move in would be from 1 November on a monthly rolling contract (but looking for someone to stay long-term).

Rent is £950 p/m not including bills, which are £180 p/m on average. Deposit is £925 and we're in council tax band B. Apart from a wardrobe, the room is unfurnished and is a great size with space for a double/king bed and other furniture. It has a big double glazed window that lets in lots of light, overlooking the neighbour's garden.

The flat is in a beautiful, red brick end-of-terrace on a quiet but neighbourly residential crescent just 5 mins walk from Walthamstow Central Tube (Victoria/Overground) and Bus Station. It's in a super convenient location that's within 3 mins walking distance to all the shops on High/Hoe Street, 5mins from a gym (The Gym Group), a full shopping centre and a large Lidl/Asda. The local area is fantastic with loads of shops, restaurants, pubs, a cinema and Soho Theatre. The flat is a 10min walk to the desirable Walthamstow Village which boasts boutiques, antique shops, bakeries, award winning eateries and lots of arty spots.

You'll be sharing the flat with: I'm Ore (she/her), 30yo, and currently transitioning from a working as a crafts book editor to a nail tech. I love going out/to gigs, ordering too many dishes at restaurants and watching random films with no context at the cinema. Also enjoy Pilates, reading, sewing and singing in a queer choir.

A little bit about you: Ideally a 25–35-year-old woman/NB, who's queer or at least queer friendly. You have proof of employment or income (up to 3 months). You keep things in common areas clean/tidy, are comfortable with keeping up with responsibilities around house related things and want a chill, relaxing living environment. You have liberatory politics and are looking for a safe living haven.

Accessibility: There's one step up to the main front door and 16 steps up into the flat through a narrow entryway. There's a bathtub with an overhead shower. The walk from the station to the property is all flat pavement with lift access from the station ticket hall to the pavement.

Please note, there's no indoor smoking allowed as per our contract and I'd rather not live with pets.

DM with a bit about you if you're interested!
