Double room in massive canal-side flat

Hey, my flatmate is moving out after 2 years here so I'm looking for someone to replace him when the 12 month contract renews on 21st August. The total rent will be £2350 which we will split 50/50.
Council tax band E so I would budget £150-200 per month on bills, including Hyperoptic 1GB speed internet.

FYI, the flat came unfurnished which does make it a bit more complicated. You may be able to strike a deal with the guy who's leaving on any furniture, king size bed, wardrobe etc. See floorplan but your bedroom is on the bottom right and connects to the main bathroom, which is basically your en-suite bathroom as I just use my own en-suite.

I work in digital media and from home 3+ days per week with normal office hours so hopefully you have a similar sleep/ work schedule. The living space is a huge open plan which we have furnished over the years.

Lively Hackney Wick is pretty close but the flat is actually very quiet at night (gated entry and not on a street). Looking for someone with similar interests who is up for hanging out, bonus if you are up for the odd pint but also your fitness too because I would prefer a good influence over a bad one!

Stratford tube is 20 min walk away and when the canal bridge is finally finished, should be 5 mins to Hackney Wick overground (currently 10-15).
