I have decided to rent my room to someone who is gay-friendly, as we are all gay men living in the property. The room is large, comfortable, and fully furnished, with a desk, large wardrobe, sofa, and double bed. It also has a good-sized private balcony for your exclusive use, complete with an egg chair. The room is lockable, and I will also be leaving my nice TV for you to use. A brand-new mattress is included with the new bed. Just fitted.

The flat has a good-sized shared kitchen with a large dining table, as well as a separate toilet and bathroom. The bathroom has an electric shower.

We all cook with Ninja devices, so you can have mine.

The flat is on the 6th floor with a lift and is currently shared with a 25-year-old Asian professional who works full-time, five days a week, with weekends off. As the property doesn't have a living room, I would ideally prefer someone who works full-time and doesn't work from home. The flat is particularly suited to someone who is busy, wants a comfortable and peaceful place to live, and enjoys having their own space. Only two people will live at the property, including you.

We have a concierge office downstairs, so it's safe, and they can take care of your packages. The building has a council-owned monitoring system for safety.

Bills are included in the rent. The property has communal heating, and electricity is included up to £60 per month. If the electricity bill exceeds £60, the additional amount will be shared based on usage.

Before moving in, I will need to see your Right to Rent documents and work contract.

The move-in requirements are:

1 month's rent in advance
1 month's deposit

House rules:

No smoking in the flat or anywhere on the estate.
No illegal drug use at the property or on the estate.
We are both hard-working professionals and simply want a clean, comfortable, and peaceful home.

I will have access to the shared areas of the property, but not to your room or private balcony. I will collect bills and sometimes use the kitchen.
