Hello lovely house hunting people!!
We have a furnished ground floor and first floor room available in our friendly home for your consideration.
Ours is a large terrace house on an unusually quiet, friendly road, with 2 communal washrooms- one with power shower, one with tub and rainforest shower (2 loos). There is a well equipped fitted kitchen, living room, small patio garden with BBQ, table and benches. Permit parking on the street outside, and a bike shed nearby, can also accommodate bikes indoors. By a wonder of geography, our street is very quiet yet only moments away far from the bustling centre of Stoke Newington and also Dalston/Hackney area.
Both rooms are furnished, with a double bed with mattress, chest of drawers and a wardrobe/clothing rail. These are permanent so for any changes you would have to arrange storage.
We are 5 mins walk from the vibrant Church street - packed with great restaurants, bars, cozy pubs, coffee shops and more organic grocers than you could shake a bag of truffle chips at.
Stoke Newington overground is seconds away, and that can have you at Liverpool St. in 20 minutes, 10 minutes to 7 Sisters, Manor House, Finsbury Park and the underground links.
It is short walk to Dalston, 10 mins walk to Clissold Park, buses to Finsbury Park/ Manor House / Angel city / central etc, There is a large Supermarket round the corner, as well as the many local grocery shops - some open 24 hours. Leisure centre, yoga places, pool, climbing close by etc. Good bus links to Angel and the city, etc.
The house occupies 5, but being London, it is rare everyone is in at the same time. We range from late 20s to mid 40s, creative and professional types into film/arts/food/ travel /music - the usual stuff. When we are in, we like to be friends and often sit around with wine, boardgames and a movie (we have Netflix/Prime/broadband wifi). As the rooms are on separate floors, there is also room for you to have your own space. There is rarely a queue for the morning showers, as we are all on different schedules.
We are looking for a housemate who is friendly, considerate, tidy and clean, and understands communal living. We all work very hard and appreciate our downtime, so respecting each others space and peace is important.
Occasionally we host a couple of (mostly) civilised gatherings a year, and are used to having friends/partners coming by, but spontaneous 'afters at ours' are a no-go. We have a house group chat to let everyone else know when guests will be visiting or staying over if using communal areas, so everyone can arrange themselves around it.
Sunday roast dinners can happen, so vegans/ veggies please be aware this is quite an omnivorous house!
Landlord is cool and local and quick to repair faults. He does require bank reference and the contract is for minimum 6 months (2 month get out clause). Months rent deposit expected + 1 month upfront. Sadly, NO PETS are allowed. (I'm sure a goldfish would be okay).
Other than the domestic and council bills, we chip in for internet and cable, and there is a kitty we put £10 a month each towards communal domestic items. We estimate on average the bills are £100- 140 on top of the rent per month.
Please note - busy lives mean it is not easy for us to get all the housemates together to do meetings, so if you are unable to meet your appointment, do let us know as soon as possible! :)
