£800incl bills. Professional wanted.

I have lovely single bedroom available in my happy and peaceful 3 bedroom house in Nunhead, for a nice Professional who works out of the home most week days. I work from home, and so I like to have the house to myself in the daytime, and so I'm hoping to find someone who doesn't work from home more than 2 days per week :)

I have a very friendly cat and a dog.

I'm looking for someone tidy, who will share the cleaning.

The room is available right now.

The room is 258cm x 235cm and currently has a single bed and drawers and wardrobe rail. It does fit a double bed. The room is £800 per month including bills .

I teach music from the house, and my band rehearses once a week.

It's a pretty peaceful house, and whilst I go out to gigs a fair bit, I try to go to bed by 10pm on the nights I'm at home. It's generally quiet here from 9.30pm onwards.. The house has a huge garden, so if you like gardens you will like this :) We cook independently but we're up for sharing a meal sometimes if you want . Shared bathroom. Awesome community.

You would be sharing with me, and one other women in her 40s, a professional who also keeps standard hours.

I'm asking for 2 months money in advance, one month of which is deposit for damages, and one month fees in advance.

I am the owner of the house/live in landlord.

Another option I have available is my main bedroom available (but I'd prefer to let the smaller one) for 1 or 2 months at £950 including bills, for a month.
