A spacious double bedroom is available in a bright, ground-floor two-bedroom flat in Peckham. The flat has very high ceilings, lots of space, a large shared living room and a big kitchen, making it a really comfortable home for two people.
The room is available ASAP, although the move-in date can be flexible. Ideally we're looking for someone who wants to stay for around a year, but the tenancy is on a rolling month-to-month basis.
THE ROOM
The bedroom is currently furnished with:
• Double bed
• Desk
• Two bedside tables
• Large, spacious wardrobe
If you already have your own furniture, that's absolutely fine — we can remove some or all of the existing furniture. Alternatively, you can keep everything that's there, or decide after you move in.
The room is a good size and benefits from the same high ceilings as the rest of the flat.
THE FLAT
The flat is on the ground floor and has plenty of space for two people.
Large shared living room
The living room is big and cosy, with a massive sofa and TV that we share. There's plenty of space to relax, watch films, have friends over or just have your own space without feeling cramped.
Large kitchen
The kitchen is one of the best things about the flat — it's big, well equipped and has loads of storage.
It includes:
• Washer/dryer
• Dishwasher
• Fridge/freezer
• Oven and gas hob
• Microwave
• Toaster
• Lots of cupboard/storage space
• Small kitchen table
Bathroom
The bathroom is spacious and shared only between the two flatmates. It has a large rain shower and plenty of room.
Bike storage
There's also a secure, dedicated bike storage area outside the flat, which is particularly handy if you cycle.
LIVING WITH MATT
You'll be sharing the flat with Matt, 33, who's originally from Minneapolis in the US. He moved to London to do a Master's at London Film School, found a job here afterwards and has stayed because he loves living in London.
Matt works as a video producer in communications for a university in London and works from home around three days a week, so working from home is completely fine.
Outside of work, he's into music, films, gigs, running, cycling and getting out into nature. He's sociable and happy to have a chat or hang out, but also respects having your own space.
The flat is fully shared, so we're looking for someone who is comfortable living with another person and treating the place as a home rather than just a room.
THE AREA — PECKHAM
The flat is at 1 Bull Yard, SE15 5DH, in Peckham.
Peckham is a great place to live, with loads of cafes, restaurants, pubs, bars, shops, green spaces and things to do nearby.
Getting around London is easy, with Peckham Rye and Queens Road Peckham both close by. There are frequent buses as well as Overground and National Rail services, making it straightforward to get into central London.
There's also a roughly 20-minute train journey to King's Cross.
RENT & BILLS
Room: £900/month
Current flatmate: £950/month
Bills: approximately £150/month
Bills are not included in the rent and are approximately £150/month, covering:
• Gas
• Electricity
• Wi-Fi
• Council tax
The amount is fairly consistent and doesn't tend to fluctuate much.
The flat has Hyperoptic fibre internet, with very fast upload and download speeds — great for working from home, video calls, streaming, gaming or anything else that needs a reliable connection.
Rent is due on the 25th of each month.
Deposit: £900, which is protected.
TENANCY
The tenancy is managed through Prospect London and the new tenant will need to go through their standard referencing/tenancy process.
