Bright, spacious double ensuite Room in3 Bed House

Hello! We currently have a lovely ensuite double room to rent in a bright and spacious 3 bedroom property in Hither Green.

Your Housemates:
You would be sharing with 2 professionals (a teacher and charity worker) who have lived together for 2 years. We also have a lovely cat called Maggie! We now need a great new housemate and replacement as one of our housemates is moving.

We are friendly and laid back people who respect each others' space but also like to have dinners together and watch films etc on occasion. As hard-working professionals, we appreciate a quiet household during the week and are looking for someone who would like the same.

The Property:
Our semi-detatched house has a great deal of space for the three of us. We have a communal lounge; a massive kitchen / conservatory which is gorgeous, and a huge garden - ideal for sun bathing and BBQs in the summer!
Emma and I have double-bedrooms and a spacious bathroom which we share upstairs in the property. There is also a third small room upstairs that Emma and I currently use as a study / store room. We were the first tenants to move into this rented property last year, so we have a modern bathroom with power shower, and all the decor in the house is light and neutral throughout.

The Room:
The available room is a spacious double ensuite bedroom at the front of the house. The room will be unfurnished.

Transport Links:
10-15 minute walk to Hither Green train station (just over 10 mins by train to London Bridge).
20-25 minute walk to Catford (although buses go directly to Catford from the end of our road)
Buses at the end of the road also go towards Crystal Palace, and if you walk 5 minutes down the road you can catch buses regularly towards Lewisham.

Costs and References:
The double-bedroom will be rented out for £467. 00 pcm (exclusive of bills which usually come to £100pcm)which is an equal split on rent between the 3 of us.
Deposit is £530. 00.
References will be requested by our letting agent, Peter James, so working professionals are needed to fill this room.

The estate agent fees are £91 and the referencing fee is £75, so £166 in total.

Availabilty:
The room will be available from the end of November.
