Ciao potential lodger,

You’ll be joining a peaceful, clean and well-kept 3-bed home with a massive garden, shared by me (Cecilia), my partner Andrea, and our two large Staffy-cross dogs. The house and garden were completely refurbished in May 2021 and to a high standard.

This is not a busy flatshare — it’s our personal home, and we’re looking for someone who genuinely values where they live. The house is calm, warm, relaxed and respectful. If you love dogs and are looking for a friendly home with good vibes, this is an ideal fit.

About Us
I’m 31, a civil servant. I work from home three days a week and spend the rest in the office. I love walking the dogs, reading, and occasionally hosting friends for dinner. My partner Andrea (27) is an AV tech and works six days a week outside the house, so he’s not around much. When he is home, he’s usually making music, fixing things, or working on the motorhome conversion for our big Europe trip next summer.

We’re both Italian but have been in the UK for a very long time, are chilled, friendly, and genuinely easy-going. We love music, art, cooking and are always happy to share a meal, a cocktail or a tea if it feels natural — but there is zero pressure to socialise. We value privacy and yours, too. We’re LGBTQ+ friendly, open-minded, and want someone who will feel at home here — while also treating the house, the garden, the dogs, and shared spaces with real respect.

Important Note About the Dogs
We have two rescue Staffy-cross dogs - Tazmania (8) and Ozzy (4.5). They are:
• Big, strong, goofy and extremely friendly
• Very affectionate and people-loving
• Energetic and muscular
They are NOT aggressive, but they are very present in the home — so you must be fully comfortable with large dogs. If you have any hesitation around big breeds, this home won’t be the right match.

Rent & Bills
• Rent: £750 pcm (Open to negotiation for the right person — trust and respect matter more than price)
• Deposit: £750

Bills Included (Up to Baseline)
Bills are included up to the monthly “normal usage” baseline:
• Gas & electricity: £93
• Water: £103
• Council tax: £149
• Ultra-fast Vodafone Broadband: £42
Thanks to solar panels, electricity is very low; most cost is gas and water. If usage goes above baseline (e. g., heating on constantly, very heavy water use), the extra is split 50/50. Fair and transparent.

House Rules
• No couples
• No pets
• Strictly NO smoking or vaping indoors (Any smoke-related cleaning or damage is chargeable.)
• Hybrid workers or students welcome, but not suitable for someone home all day, every day
• Guests are welcome as long as notice is given and they are considerate.

We want you to feel like this is your home too, but it’s important to treat it with respect and keep shared spaces clean and tidy.

The Room
Please note: photos show the room as it was last January before previous lodgers. Right now, the room is being fully repainted, refreshed and redecorated.

Included on move-in:
• New double bed & mattress
• Two-door IKEA wardrobe to replace the clothes rail you see in the picture.

There is also a desk and a TV and a chest of drawers. If you need more or less furniture we can discuss options — bring your own or I can help source items. New pictures to follow.

Must be comfortable living with two big dogs (they don’t go in your room unless invited).

• Eltham Station – walkable 15 min
• 132 bus – 1 min walk, direct to North Greenwich (O2 / Jubilee Line)
• Close to Blackheath Village, Greenwich, Lewisham & Woolwich
• Easy access to DLR & Jubilee Line
Local Amenities
• Two convenience shops within 30 seconds – 1 min walk
• Aldi, Tesco & Sainsbury all walkable (by Kidbrooke train station)
• Kidbrooke Village cafés, restaurants, street food & Sunday market
• Eltham High Street: 15 min walk / 5 min bus
• Larger retail options in Lewisham, Woolwich and Eltham
