Ciao,

A bright, large and airy double room has become available in our house. You will be sharing with two working professionals (my boyfriend and myself) and 2 dogs who will no doubt steal your heart (possibly some of your food as well!). The house is in Kidbrooke, SE London, just a short 8-10 minutes’ walk away from Kidbrooke Train station and Kidbrooke Village. North Greenwich (Jubilee line) is 20 minutes away.

The room is available to move in from 15 October onwards. Some info about the room, the house and the area below.

The important stuff:

• Rent £850 pcm, bills included (bills are fixed throughout the year, so we pay £98 pcm each – however, there may be adjustments depending on usage, especially over the winter months)
• £750 deposit.
• A full breakdown of expenses is provided below.
• Flexible move in date – any time from between 15 – 31 October
• No minimum term
• No smoking inside the house
• Flexible furnishing – can add / remove furnishing (within reason!) depending on your needs.
• I am the landlady, so no extortionate agency fees. You’ll be dealing directly with me.
• 31 calendar days’ notice required to vacate.

This is not a party house. Only serious, respectful, tidy and considerate people please. We work a lot and are looking for someone who is respectful of the house and shared spaces, including the garden.

The room

• The room is a large double (4 x 3.36 meters), overlooking the garden so it has a very quiet and peaceful vibe
• Double bed with 4 drawers underneath for storage
• Large chest of drawers, clothes rail and Smart TV
• Large L shaped desk and chair

The House (will post more pictures over the weekend)
• The house is a 3-bedroom 1-bathroom semi-detached property located in a quiet, leafy and safe residential area in the heart of Kidbrooke (Borough of Greenwich).
• House has been recently renovated to a great standard in May 2021.
• Upstairs bathroom with good size shower.
• Storage room downstairs and in the attic
• Generous size shared kitchen with plenty of storage and cupboard space
• Porch
• Large open space dining/living room
• Conservatory
• Large plot of land around the house
• If you have a green thumb, we have a greenhouse for gardening and an outside shed with electricity that can be used as small workshop or storage.
• On street free parking

Easy access to a variety of green space in Sutcliff Park, Kidbrooke Village, Rochester Way Playing Fields, Blackheath Park, Greenwich Park, Oxleas Woods, Charlton Park and many more.

The housemates
• You will be sharing with myself (Cecilia, 30 y. o. civil servant) and my partner. We both work full time. We have two staffy crosses (Tazmania, brindle 7 y. o.) and Ozzy (white and tan 3.5 y. o.). If you don’t like bully breeds, this is not the house for you!
• When seeing the house, you will need to take time to meet the dogs and ensure you all like each other!

• Ultra-fast Vodafone fibre internet with booster for the first floor £38 pcm

Transport Links
• Kidbrooke is a quiet, suburban area that is safe and conveniently located for easy access to the city.
• Zone 3
• The closest train station (8 min walk) is Kidbrooke, with trains every 15 minutes to London Victoria (23 minutes journey time), Cannon Street (17 minutes journey time) or London Bridge (15 minutes journey time).
• The closest tube is North Greenwich, Jubilee line (20 minutes by bus).
• The bus stop is literally 30 seconds away – so close you can see it from the house.

A bit about the area
• Kidbrooke offers an assortment of bakeries and cafes, pubs and restaurants. Blackheath is also nearby providing delightful green spaces and an array of popular restaurants. Amenities in Greenwich and Cutty’s Ark a short bus journey away.
• There are two well stocked local shops around the house, one with is 30 seconds away from the property. As for larger supermarkets, Aldi, Tesco and Sainsbury are all within walking distance as well as a variety of street food, pubs, coffee shops and more in Kidbrooke Village (all of which are 8 – 10 minutes away depending on your speed!).
• Kidbrooke Village and Blackheath Village have plenty of shopping and street food offerings as well as a bustling farmers market every Sunday.
• High Street shopping amenities are close by: Eltham High Street (15 minutes’ walk / 5 min by bus), Woolwich or Lewisham slightly further afield.
