Bed Layout Options
The room currently features a comfortable double fold-out sofa bed to maximize daytime space. However, for the right long-term lodger, I am happy to replace this with a permanent single bed or a small double bed instead. Please note that if a permanent bed is installed, the monthly rent will be reviewed to reflect the layout upgrade.

The room is smartly designed with a wardrobe that has built-in drawers. This keeps all storage contained and leaves plenty of floor space free in front of the bed when folded. You will have access to a shared kitchen (with a dishwasher), living room, and bathroom, as well as a lovely garden to relax in.

Perfect for a neat professional looking for a quiet, functional, and welcoming base during the working week.

Amazing Transport Links (SW16)

Perfect for a smooth city commute with multiple options: Train Stations: Norbury Station is an 8-minute walk, and Streatham Common Station is a 12-minute walk.

Direct Trains: Get to Victoria in 20–24 mins, London Bridge in 33–40 mins, Clapham Junction in 10–14 mins, and East/West Croydon in under 10 mins.
Bus Links: Excellent bus routes right nearby, including direct buses to Balham (Northern Line) and Brixton (Victoria Line) to easily jump on the tube.

The Arrangement
This is a strict part-time, midweek let for exactly 3 nights a week.

Total Flexibility: I am happy to be flexible on which 3 nights you stay between Monday night and Thursday night (departing Friday) to match your hybrid office schedule.

Weekends: The property is entirely mine from Friday morning until Monday Morning. You are welcome to leave your clothes and toiletries in the wardrobe over the weekend, but the room must be vacant.

House Rules & Preferences
Strictly no smoking. No WFH: The room is a base for sleeping and evening use, not for working from home during the day.

Guests: No overnight guests or visitors unless previously agreed.

Kitchen: A simple "wash as you go" or "load into the dishwasher" rule to keep things clean and tidy.

Friday Checkout: The room needs to be clear by 11:00 AM on Friday morning so I can have my weekends to myself.

Pets: I will consider a pet, but they must be peaceful and fully house-trained (no scratching furniture).

I am a clean, respectful, and friendly live-in landlord who enjoys a peaceful home. Because we will be sharing the living spaces, I am looking for a female professional who matches this quiet, tidy lifestyle.
