On the Clapham border In zone 2 (tubes Clapham Nth, Clapham Common, Brixton) - 15 mins to Oxford circus and within 10-15 minute walking distance of 3 tube stations & the overground line. Bright modern double room with warm cream flooring & wall art from China & the S of France that really is a relaxing sanctuary from the city.

Redesigned, redecorated & refurbished, this 1st floor double room has an en suite private wetroom. Smart tv & ethernet connection, usb ports in sockets, & folding wall desk.

A wooden clothes rail has been preferred before (as seen in the images) but I’m happy to move in a wardrobe. Ideally looking for a female housemate - the more light footed the better on the wooden flooring.

Our jobs are in product design marketing, & video games. Prefer non WFH but not a deal breaker.
I’m on the ground floor (away a lot these days) & use a separate internal entrance. We have a cleaner for shared areas ie kitchen, 1st floor toilet, corridors. She is more than happy to clean other rooms.

BILLS
Hot water and heating is controlled via Google Nest. Having a Smart Home feature can help to keep our bills lower. Room rent includes all bills except gas & electric which will be shared between 2 others (or 3 when i am around). I do a joint shop around once every 2 months (whenever they run out) for household stuff like t rolls, washing capsules, dishwasher tablets, washing sponges, cleaning products - you are welcome to join (between £15-£25 every 2 months or so).

The space is for one person only. This is not really a party house unfortunately (!) & we are looking for someone respectful clean & tidy. I like to foster an environment that’s calm and relaxing for people with busy &/or differing schedules, though we r of course welcoming & friendly!

Wetroom
The self-contained wetroom adjoins the bedroom & has large white tiles & a newly installed tray with glass doors framed in black & accented by an aqua blue Lustrolite full-length feature splashback with a white sink & mirror. A large filtered overhead shower (counteracts the hard water!) & heated white towel rail with heated flooring complete the space.

Sunny Kitchen
Situated on the 1st floor, a bright sunny Kitchen/Living space
With a full range of utensils, washer/dryer, dishwasher, ironing facilities, fridge, microwave, oven, glass table & chairs, toaster & kettle.

Fast & reliable fibre optic WiFi.
Hard wired Ethernet connection for laptops.
Room sockets with USB charger ports.

NOTE 1: I have a long-haired friendly, well-behaved black cat named Poppi though she tends to stay on the ground floor :)

The neighbourhood
There are a huge number of great restaurants, takeaways or places to just relax. Clapham Common & Brockwell Park in walking distance.

LOCATION
Location-wise, you are right on the Clapham/Brixton border with a 10-12 minute walk to Clapham North (plus Clapham Common & Clapham South) tube on the Northern Line and similar walking distances to the Victoria (Brixton 15 mins) and the Overground lines (Clapham High Street 13 mins).

Clapham and Brixton are vibrant areas offering a thriving scene for clubbing and live music as well as a vast array of pubs, cinemas, gyms, swimming pools, supermarkets, and shops. Both are well-known for nightlife along with many other interesting local bars, pubs, clubs and Pop Brixton & Brixton Village restaurants to explore.

Clapham is renowned for its village-like atmosphere, and the restaurants on Abbeville Road are a short 12-minute walk away. Clapham Common is great for walking, cycling and hosts first class music concerts, theatre, and film shows.

You are only a 5-minute walk from the local bars and restaurants 👍
Local Shops (5 to 15 mins walk) - Sainsbury’s & Waitrose in Clapham & Tesco & Lidl on Acre Lane.

GETTING AROUND
Transport
There are excellent and reliable transport links, with Oxford Circus just 15 mins by tube. With night trains at the weekend (Charing Cross branch of Northern Line), and frequent night-buses every night, the whole of London is very accessible.
