Hi all, I’m looking for a new flatmate for the second room in my 2-bed rental.
It’s a GORGEOUS 2 bed in Shepherd’s Bush (W12).
TENANCY TERM
Long term let, we've locked our contract in until May 2027 and appreciate this will change when the Renters Right Bill comes into play but I'm really looking for people looking for a long-term home to settle. More of a home instead of just a passing flatshare.
Start date is flexible, most likely April start date but need to sort references etc. before then so looking to find someone pretty asap.
References and a deposit are required and from memory when I did it, to pass you need to be on £40k+/annum and be able to provide a reference from your previous landlord.
ABOUT THE FLAT
Bedrooms are on opposite sides of the flat so there is privacy and THE BIGGEST garden I’ve seen in a London home ever.
In the flat it’s me and my cats (Tom and Mr Margot) in the room facing the street and your room is on the other side of the flat facing the garden.
Flat was completely newly refurbished top to bottom when I moved in so everything is pretty new/kept in good order, it’s a really special property and well below market value for this quality.
The building is super friendly (but we have our own entrance) and the area is nice: you have Ravenscourt Park down the road, Westfields a 5/10minute bus away and our road itself has a range of groceries, boutiques and independent cafes.
This flat has become a home over the four years that I've lived here and is such a rare find (I viewed over 200 places before I found this one) and I hope whoever moves in respects and loves the property as much as I do.
ABOUT YOU
I'm looking for a single occupancy professional female. Someone responsible, kind, friendly, calm and mature, someone who is clean (me and my flatmate take it in turns each Sunday to clean the flat which is usually pretty quick but we’re also neat and clean throughout the week and I’d like that to stay the same), someone who loves animals (I have the friendliest cats you will ever meet, proper lap cats who thinks everyone is their best friend but they're also respectful and polite so they don't rip up furniture etc.), but above all someone who is considerate of others. That's how I live my life and think it's an important value in a shared space.
The cats are verrrry friendly and they're a presence in the flat (not in terms of mess but they will come and sit on your lap while you work all day if you let them) so the flat would suit someone who has always wanted to live with cats/a pet but doesn't have one of their own. I also sadly cannot move in with someone who already has pets otherwise the place will be a zoo and the landlord wouldn't be too happy (neither would the cats).
My home is my bit of peace so essentially a nice calm environment without drama/just a good vibe with chilled respectful friendly people.
TRANSPORT
We're bang in the middle of quite a few tube stations so lots of Line options.
10min to H&C and Circle (Shepherds Bush Market), 10min bus to Central/Overground/Elizabeth (Shepherds Bush or East Acton), or a 10 min bus to District and Piccadilly lines (Hammersmith).
Tons of buses and night buses to/from Soho too.
COST
£1200/month + bills (usually around £150/month), I think the rent is going to increase in May but only by a max of 3% (so a max increase of £36/month).
ABOUT ME
I’m a 32yo comedy TV producer and spend 3 days in an office in Soho and 2 days WFH. I’m friendly and sociable but also pretty independent and don't like to impose when people want quiet nights so hopefully a nice mix of having a friendly face around but not going to be all up in your grill.
One thing which could be a plus or a negative is I’m super clean. I really need a like-minded flatmate re: cleaning otherwise it won't be fun for either of us.
I throw the occasional games night/dinner party/BBQ in the summer but promise I’m not raucous, definitely not a party flat.
I’m a gym-goer and like to keep fit and active most days of the week. I eat absolutely everything and love cooking and every summer I get into my gardening and love to grow vegetables and herbs.

As for Tom (the blondie boy), he’s a very friendly cuddly cat. Pretty sure he thinks he's a dog. He’s an old boy and was found roaming Italy in a pretty bad way until we adopted him and now he's a spoilt little prince. He’s a homebody and spends most of his days either sleeping on my bed or sleeping in the garden.
Mr Margot is the other little kitty here (the tuxedo gent). He's just as friendly and absolutely loves having his belly tickled. He was born in the wild so his first reaction is to hide when meeting new people but he's a sucker for a treat so the second that is on the table he'll decide you're his surrogate mum and follow you around for chin scratchies. Because he's a bit more shy, I do want someone who is calm and likes cats to move in so if that's you that's great but if you're more after a party house then this place might not be for you.
Also, for any reassurance - they're the most unbite-y un-scratchy cats in the world. In fact, Tom only has about one tooth left.

p. s. The flat came ‘part’ furnished (basically empty) so I’ve decked it out and my flatmate has some pieces of furniture (a desk, chair, one of the wardrobes) that I think she might be up for leaving but I'll need to check with her first if that's something you want.
