1 double Bedroom in a big house with a garden!

No students please!

My 2 housemates have moved out, both having lived here for 7+ years! They are buying their first home and I am looking for a male to fill the final room.

The house is a real gem. The location is excellent, we are within walking distance (10 minutes) to Hammersmith and Barons Court tube station. Hammersmith is served by 4 tube lines. We also have great bus links which are a few minutes walk away from the house. These take you straight into the hustle and bustle of the city, or the relaxed nature of Richmond.

There is a local Tesco, Sainsburys, Waitrose and several coffee shops at the end of the road. There are lots of pubs nearby, as well as Hammersmith high street with larger supermarkets and high street stores. We are also less than a 5 mins walk away from the riverside! 

We have a recently refurbished bathroom with a shower over bathtub, recently revamped garden and patio, spacious living room and a spacious kitchen. The house features a lot of lovely traditional fireplaces and a stained glass window. Its quirky, with original floorboards and character. The downstairs shared space hasn't been modernised but this is reflected in the prices. My housemates are taking the big lounge TV with them, so bonus points if you have one already that could fit, if not we could all chip in for one (or keep an eye out for people selling/giving away!)

All rooms will be refreshed / painted and maintained where needed ect.

THE BEDROOM - This bedroom is bright, airy, with 2 big built in wardrobes - lots of storage. It includes a double bed and no other furniture. It also features a lovely traditional fireplace. Recently redecorated and ready for you to make it your own!

There’s an IKEA nearby but you are of course welcome to bring your own furniture. People often leave very decent stuff out for people to take too.

About me -

I currently work a mix from home and in the office as a full time landscape architect in Surrey. I am pretty easy going, clean and easy to live with. I love being outdoors in nature, cooking, reading, being by the river, escaping London to the coast & I also have some fun side hustle jobs including Fulham FC ⚽️

I am looking for new housemates who are respectful of others, clean and easy going. The current dynamic works really well, so I want people who are easy to live with / no drama! It is currently a very calm space, and we all keep the shared spaces clean, don't leave the sink full of dirty dishes, take it in turns to empty the rubbish etc.

This definitely isn’t a party house, so I’m looking for people who are similar ages/ interests. I value & respect our privacy, as London can be overwhelming at times and there are definitely times when I feel I need some alone time to reset!

That being said, it would be lovely to have BBQ’s in the summer, watch tv together & occasionally go to a nearby pub together. But there is no pressure :)

The bills total to around £110 per month currently. This includes wifi, energy, water (meter) and council tax. Our current tv license is expiring + happy to renew so this would be an additional cost . We use Splitwise to track the bills and tend to take on a bill each so it’s not all one person.

The boring but essential stuff -

You must be available to pay rent from the 1st June and you can move in anytime from this date. 

1 months deposit is required which is paid directly to the landlords into the protected scheme.
1 months notice is required to both the landlord & existing tenants when moving out & the bills are payable until your move out date. So all in all, pretty standard stuff.
