Very generous size double room available in sunny, spacious furnished maisonette house to let.. Large room has bay window south facing so lots of natural light.

Room has wooden blinds and curtains and is fully furnished with double bed, clean mattress, 2 x wardrobes/ cupboard space, small chest of drawers, work desk and chair. Fully carpeted room but communal areas wood floors.

We have two current friendly professional female tenants in creative and IT sectors and unfortunately our third tenant is moving due to emergency family matters. Current tenants are on the final 4 months. of a 12 month joint tenancy so any new tenant would take over the existing tenancy by assignment for the remaining period with the current tenants.

(Bills are not included & around £120 per person per month including Council Tax (Westminster lowest in London), Gas & Elec, Water and Internet). Please note you will need to be on a salary of £30k or more to qualify for the rent affordability checks as part of the referencing.

Tenants will share:
• Large eat in large kitchen with wash machine, dishwasher & gas cooker (double oven), economic boiler. and microwave.
• Massive bathroom with overhead shower and bath.

House is lovely quiet street and lots of bus routes 31, 328, 414, 36, 6, 187, 18. Tubes Warwick Ave, Queens Park and Westbourne Pk all within 5-10mins walk distance. 20 minutes walk to Portobello Rd and 10 minutes to Little Venice. Please note this is not a party house, but somewhere to enjoy and relax with respectful housemates who are friendly considerate professionals who keep a tidy house. If you are not happy with cleaning rotas and keeping communal areas tidy for fellow housemates then this is not the house for you:)

We are NRLA Registered and experienced Landlords with a good reputation for caring for our house and tenants. The house has the required License from Westminster Council for this property. We carry out 6 monthly inspections and respond to any concerns in a timely manner. References required but paid for by Landlord.

Viewings begin from early January 2025 and ideal move in date would be by 27th Jan but can be discussed for earlier subject to referencing etc.

When enquiring for the room, please let us know your age, profession (confirm you have at least 6 months in your current work role and have passed a probation period for referencing) and ensure you have the Right to Rent criteria as required by UK law. We prefer 9-5 workers as from experience we find shift workers who may work late or do night shifts may be disturbed by other tenants who do 9-5 hours.
