Two sunny rooms for rent in Queen's Park!

Hi there! Both of my flatmates are sadly moving for work, so I am looking for two new flatmates to join me in this lovely 3bed 2bath flat in Queen's Park.

I'm hoping to find two other girls to sign the new lease sometime in May, but move-in would be July.

About the rooms:
* Bedroom 1: The mid-size room in the flat that comes with its own en suite
* Bedroom 2: The smaller room, you'll share the big bathroom upstairs with me
* Furnished apartment, but one of the girls will be taking her mattress
* Each room is on their own floor in the flat, which is super nice

About the flat and neighborhood:
* Third floor flat, less than 5 minutes from Queen's Park station (underground, overground, and bus)
* 5 minutes to Queen's Park high street, which has really great bars, restaurants, shops, and a great bookstore - we love the neighborhood!
* Multiple parks within walking distance
* Great kitchen, for those who love to cook and/or bake
* Super safe area, lots of families and young couples
* Maybe not the best for a WFH full-time situation, as the rooms don't have space for a large desk (everyone currently in the flat commutes to an office)

Rent & bills:
* Bedroom 1: £1150
* Bedroom 2: £1025
* Bills usually come to £120 or so a month (internet, council tax d, electricity, monthly cleaner, heating, gas)
* Our water bill comes twice a year, so a bigger bill once in fall and once in spring

Move-in date:
* July 21 is the official date, but both girls moving out might be flexible depending on when they decide to relocate, so let me know your dates and we might be able to work it out
* A note that this will be a new lease, so you may need references and a salary minimum (the landlord generally prefers employed tenants, but took on a grad student in law)

About me:
* My name is Elle, and I work full-time from my office in F&B marketing and events! I'm an American living in London, and have been lucky to have great flatmates thus far. I'm looking for girls that are happy to chat over a glass of wine or have a movie night, but also ones that respect everyone's personal space and privacy. I definitely value having a clean and tidy environment, so looking for flatmates that feel similarly about shared spaces. :)
