Hi everyone,

My name is Rhiannon and I’ve been renting this flat since 2010. I love it! There is now a room going (as one of the tenants is moving country).

I’m not there much of the time, as I have a green card and am mainly in the U. S. - so currently the setup of the apartment is:

One double room (the one available for rent)
One en suite room (rented to permanent flatmate, Mez, who works in tech, part office and part from her bedroom).

One large double room (Airbnb), which I manage and keep that way to allow for some flexibility. Though I will be looking to rent this out more permanently come October time after the Airbnb bookings have been completed.

I’ll be keeping the lease as I’ve furnished the whole apartment, and even though I’m not there is the closest thing to home that I have ever had! So I’m sentimental about the place…

I’ll also consider shorter lets - Couples are welcome for shorter lets but not permanently.

I’m open to discussion…

So - the flat itself. Windows all the way around the living area and down one full wall of the bedroom. Fully equipped spacious kitchen, washing machine, etc. no dishwasher. High speed broadband included, as are other bills (but obviously be mindful of switching stuff off!).

The decor in the flat is very mid century and it has lots of personality - it’s all my stuff which will be staying where it is.

The decking outside has just been redone and that’s a nice large communal space that’s a bit of a blank canvas at the moment…

We have tv with Netflix etc.

The bathroom is shared with just one other bedroom, the room currently used for Airbnb (and it’s right opposite this bedroom) - as mentioned, Mez has an en suite.

We would prefer someone who doesn’t work from home all the time, or if they do - to work from the bedroom so that the open plan nature of the flat allows the living space to remain a living space…

Nadav, the flatmate who is moving out (he’s moving back to his home country) is able to do viewings, and mez will be happy to meet also - so let me know on availabilities, evenings are best. I’m on American time so I’m five hours behind hence maybe being a little slow at responding!

It’s a pretty chilled house, not a party house. Mez loves a party but generally keeping it away from home!! we’re looking for a real adult who can clean up after themselves… and do a share of the cleaning - though we have decided to get a cleaner for a bigger clean every two weeks to keep on top of things. Rent includes £50 to go towards this.

The flat is beautiful though, and a rare gem in hackney. Near to everything and tucked just behind the main road but is quiet and secure behind a metal gate. Transport is easy, we aren’t overlooked so it feels very private… generally it’s a bit of a unicorn! If you need to park, you can get a residents parking permit from the council.

The rent will stay stable for a year, and after that we may have to review if the landlord decides to raise it again. The contract is only with me so you’d be subletting off of me so no need for too much inane paperwork!
