Hi everyone,

I’m looking for a new housemate to join me in my lovely house in Clapton, E5, as my current housemate is moving out in October. I need someone to move in from October 13th. We'll be signing a 1-year lease from October with a minimum 6-month tenancy agreement.

**About the House:**

- **Newly built:** 3 floors, 3 double bedrooms, 2 bathrooms, with a private garden. 1 additional bathroom on the ground floor.
- **Spacious and stylish:** Large hallway, open-plan living room/kitchen, exposed brickwork, and underfloor heating.
- **Private garden:** South-west facing, perfect for BBQs.
- **Great location:** Quiet cul-de-sac, seconds from Millfields Park, and a 10-minute walk to Clapton Overground Station.
- **Nearby amenities:** Close to Chatsworth Road and its coffee shops, pubs (Princess of Wales is 1 minute walking distance), and local eateries. Easy access to both Lower and Upper Clapton and Dalston/London Fields (buses 55 and 56 stop right in front).
- **Available rooms:** The available rooms are on the middle floor, and you'd share a bathroom.

**About Me:**

I’m Lorenzo, a 31-year-old from Italy, working in tech. I’ve been living in this flat for 3 years and was the first person to move into this newly built home. I value a tidy, clean, and respectful living environment. Cleanliness is super important to me. I enjoy sports (massive as roma fan!) and going to the gym, playing music, and going out to the pub on weekends. I work from home 2-3 days per week. Everyone has their own lives but I'd like the house to feel like a home, so I’m looking for housemates who are not just living here, but are keen to make friends and hang out together.

Ornella, in her 30s from Argentina, working in tech. She is moving in at the end of August taking over one room (Bedroom #2). She will be sharing the bathroom with you. Works from home 2 days a week.

**Rent Details:**

- Total rent is £3005. Each room is £952. Bills are approximately £91 each pm. Cleaner is £30 each per month, comes biweekly.
