We're looking for someone new to move into our Lower Clapton flat. The room is a small unfurnished double with additional storage just outside the room. It's bright and on the ground floor with a big window facing our little bike yard.

The room is in a flat within a Victorian house in zone 2. We have a large sitting room and open plan kitchen with wood floors that we keep tidy. We share one bathroom/toilet, however the upstairs room has an en-suite so there won't be a queue for the shower in the morning. We also have a great garden that gets plenty of sun. As said, there is also a small private courtyard to keep a bicycle in.

Although the street is quiet we do live in a bustling area with plenty of pubs, food shops, restaurants and coffee shops. We’re just down the road from the best local pub called The Elderfield and we're right next to Chatsworth Road that has a little market every Sunday with some brilliant food trucks.

It's pretty easy to get around with all of these transport links:

- 10 min walk from Homerton (Overground: Stratford-Richmond/Clapham Junction)

- 15 min walk from Hackney Central (Overground: Stratford-Richmond/Clapham Junction)

- 15 min walk from Hackney Downs (Overground: Liverpool Street - Enfield/Cheshunt/Chingford, Lea Valley Lines and West Anglia Main Line)

- Bus lines (all within 10mins): 38, 48, 55, 106, 236, 242, 253, 276, 254, 308, 394, 425, 488, N38, N55, N253, W15

You'd be living with two other people: Harry, a Product Editor at NET-A-PORTER/MR PORTER and Jonny, an account manager at a sport/tech company. We get on really well in the house and enjoy a chat in the evening or a beer at the Elderfield, however this is not a party house. While we all like to party, we think the best parties are held at other people's houses. However, of course we love having people over for the occasional drink or dinner.
Harry works from home about 2 days a week, rest of the time in the office. Jonny is fully remote and works from home all week.

We're looking for someone sociable with a sense of humour who could help us keep this house a home. Ideally someone who shared in our interests of music, sport, film and going to the pub up the road for a beer. Unfortunately, no couples and no pets.

Rent is £880 per month, with bills at approx £120-140 and a deposit of £680.

The move in date is currently the 3rd October but this might get pushed back a week to the 10th October. The new tenant would be taking over the lease from November 1st until the end of the current lease on 30th April 2026. The lease will then be able to renew if you'd wish to stay for another 12 months. The living/landlord situation is very flexible and relaxed - Harry has been living here over 10 years.
